BEING AN ORDINANCE AMENDING CHAPTER 118
OF THE CODE OF THE CITY OF FORT COLLINS, : .
COt%1MONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE WARREN REZONING TO THE CITY
OF FORT COLLINS, COLORADO, SUBJECT TO SPECIFIED CONDITIONS
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1 . That the Zoning District i°iap adopted by Chapter 1.18 of
the Code of the City of Fort Collins be, and the same hereby is, changed
and amended by changing the zoning classification from "R-L-P" , Low Density.
Planned Residential , "R-P" , Planned Residential and "R-L-M" , Medium Density
Planned Residential Zoninq Districts, to "R-P" , Planned Residential Zoning
District for the following described property in the City known as the
!-Warren Rezoning .
The Warren Rezoning is described as follows:
Commencing at a point Thirty feet North of the Southeast
corner of Section Twenty-Six, Township Seven North of Range
Sixty-Nine West of the Sixth P. M. , running thence West
parallel with the South line of said Section to a point
Thirty Feet North of the South quarter corner of said
Section, thence North along the West line of said 'Southeast
quarter of said Section . 93.54 rods, thence east parallel
with the first course to the East line of said Section,
thence South on the East line of said Section to the place
of beginning; excepting from the above described property
all existing rights-of-way of The Colorado & Southern
Railway Company and rights-of-way for ditches and roadway as
the same now exist; consisting of Ninety acres, more or
less, exclusive of ditch road and railway rights-of-way;
thereon; together with all riqhts-of-way, easements and
privileges used in connection with the irrigation of said
described lands; together with Three shares of the capital
stock of The Pleasant Valley & Lake Canal Company, a corpo-
ration; less One-half acre heretofore deeded to Earl A.
Ismer; less that parcel conveyed in Book 1093, Page 136;
less that parcel conveyed in Book 1248, Page 333, and less
that parcel conveyed in Book 1274, Page 339. .
Section 2. The City Engineer is hereby authorized and directed to
amend said Zoning District Map in accordance with this Ordinance and
indicate that the zoning granted herein is subject to conditions.
Section 3 . That the zoning granted herein is expressly conditioned

Section 4. Severability. In the event any provision of this Ordi-
nance is determine t� o be illegal or unenforceable for any reason, all
other provisions of this Ordinance shall remain in force and effect unless
and until otherwise determined.

passage on the 16th day of October 1979.
