ORDINANCE NO. 19, 1978
BEING AN ORDINANCE AMENDING THE ZONING ORDINANCE
OF THE CITY OF FORT COLLINS BY CHANGING THE ZONING
CLASSIFICATION FOR CERTAIN PROPERTY
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS
That the zoning district map of the City of Fort Collins, Colorado,
adopted by the zoning ordinance of the City of Fort Collins, is hereby
amended by changing the zoning classification from T, Transition District
to H-B, Highway Business District, and R-P, Planned Residential District
for the following described property to wit
The SW h of SW h of Section 26, Township 7 North, Range 69 West
of the 6th P.M., except considering the West line of Section 26,
Township 7 North, Range 69 West of the 6th P.M. as bearing North
and South and with all bearings herein relative thereto- Commencing
at a point on the East line of the County Road right of way whence
the Southwest corner of Section 26 bears West 30 feet and again
South 452 feet; thence East 187.80 feet, thence North 200 feet,
thence West 187.80 feet to a point on said right of way line,
thence along said right of way line South 200 feet to the point
of beginning.
The above-described property shall be zoned as follows
H-B, Highway Business District
A tract of land located in the SW k of Section 26, T 7 N, R 69 W
of the 6th P.H., Latimer County, Colorado, being more particularly
described as follows-
Considering the West line of the SW k of said Section 26 as bearing
N 00027'30" W and with all bearings contained herein relative thereto:
Commencing at the SW corner of said Section 26, said point being
the Wrue Point of Beginning, thence northerly along said West line
N 00 27'30" W 452.00 feet to a point; thence leaving said West line
and continuing easterly N 89032'30" E 217 80 feet to a point, thence
nodrtherly N 00°27'30" W 200.00 feet to a point; thence easterly N
89 32'30" E 673.32 feet to a point, thence southerly S 00 21'35"
E 654.65 feet to a point on the South line of the said SW 4, thence
continuing westerly along said line S 89042'44" W 890.00 feet to a
point, said point being the True Point of Beginning.
The above-described tract contains 12.3569 acres and is subject
to all easements and rights of way now on record
R-P, Planned Residential District.
A tract of land located in the SW k of Section 26, T 7 N, R 69 W,
of the 6th P.M. , Latimer County, Colorado, being more particularly
described as follows:
Considering the West line of the SW ;c of said Section 26 as bearing
N 00027'30" W and with all bearings contained herein relative thereto
Commencing at the SW corner of said Section 26, thence northerly
along the said West line, N 06027'30" W 652 00 feet to a point,
said point being the True Point of $eginning; thence continuing
northerly along said West line N 00 27130" W 674.35 feet to a point,
said point being the SW corner of Worthington Farms First Annexation;
thence leaving the said West line and continuing easterly N 89a46'20"
E 1320.95 feet to a point, said point being Pe NW corner of Cunning-
ham Corner Annexation; thence southerly S 00 21'35" E 1374.97 feet
to a point on the South line of said Section 26, said point being the
SW corner of Cunning$am Corner Annexation, thence continuing westerly
along said line S 89 42'44" W 428.67 feet to S point, thence leaving
said South line and continue northerly N 00 22'35" W 654.65 feet
to a point, thence westerly S 89 32'30" W 891.12 feet to a point on
the West line of said Section 26, said point being the True Point
of Beginning.
The foregoing described tract of land contains 26.8085 acres and
is subject to all easements and rights of way now on record.
Introduced, considered favorably on first reading, and ordered pub-
lished this 7th day of February, A.D. 1978, and to be presented for final
