OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING CHAPTER 118 OF THE CODE
OF THE CITY OF FORT COLLINS,
COMMONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE COUNTRY CLUB NORTH FIRST ANNEXATION TO THE
CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1. That the Zoning District Map adopted by Chapter 118 of
the Code of the City of Fort Collins be, and the same hereby is, changed
and amended by including the property known as the Country Club North
First Annexation to the City of Fort Collins, Colorado, in the "R-L-P," Low
Density Planned Residential District and "T", Transitional District, as
follows:
Tract "A" T (Conditional Zoning)
A tract of land situate in the West 1/2 of Section
29, Township 8 North, Range 68 West of the 6th P.M. ,
Larimer County, Colorado, which considering the West
line of said Section 29 as bearing N 00°06' 13" E and
with all bearings contained herein relative thereto is
contained within the boundary lines which begin at the
Southwest corner of said Section 29 and run thence N
00006' 13" E 278.16 feet to the Northwest corner of said
Section 29; thence East 90.00 feet along the North line
of said Section 29 to a point on the center line of the
Windsor Reservoir and Canal Co. No. 8 Reservoir Outlet
Ditch; thence along said centerline; S 00°06 ' 13" W
660.00 feet and again S 44°00'00" E 960.00 feet and
again S 64°20'00" E 430.00 feet and again S 28°08'00" E
520.00 feet and again S 02°40'00" W 280.00 feet and
again S 20018'00" ' E 1050.00 feet and again S 40°00'00"
E 825.00 feet and again S 45°22'00" E 509.65 feet to a
point on the East line of the said West 1/2; thence S
00013'00" W 1024.35 feet to the South 1/4 corner of
said Section 29; thence S 89'54'55'. W 2638.35 feet to
the point of beginning, containing 181.3160 acres more
or less.
Tract "B" R-L-P Zoning
A tract of land situate in the Southeast 1/4 of Section
30, Township 8 North, Range 68 West of the 6th P.M. ,
Larimer County, Colorado, which considering the East
line of said Section 30 as bearing N 00°06' 13" E and
with all bearings contained herein relative thereto is
contained within the boundary lines which begin at the
Southeast corner of said Section 30; thence S 89056'43"
W 782.00 feet along the South line of said Southeast
1/4, thence N 00°06' 13" E 100.00 feet; thence N 89056'
43" E 782.00 feet to a point on the said East line;
thence south 100.00 feet to the point of beginning
containing 1.7952 acres more or less.

Section 2. That the zoning granted herein is expressly conditioned
upon the entire above described tracts being developed as planned unit
developments.
Section 3. That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance.
Introduced, considered favorably on first reading, and ordered pub-
lished this 20th day of December, A.D. 1983, and to be presented for final
passage on the 3rd day of January, A.D. 1984.
