r ORDINANCE NO. 172 , 1983
OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING CHAPTER 118 OF THE CODE
OF THE CITY OF FORT COLLINS,
COMMONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE SPRINGBROOK ANNEXATION TO THE
CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1 . That the Zoning District Map adopted by Chapter 118 of
the Code of the City of Fort Collins be, and the same hereby is, changed
and amended by including the property known as the Springbrook Annexation
to the City of Fort Collins, Colorado, in the "R-P" , Planned Residential
District and "B-P" , Planned Business District:
TRACTS "A" AND "B" TO BE ZONED R-P - PLANNED RESIDENTIAL
A tract of land situate in the Northwest 1/4 of Section
27 , Township 7 North, Range 69 West of the Sixth P .M. ,
Larimer County, Colorado, which considering the North
line of the said Northwest 1/4 as bearing S 89°31'00" E
and with all bearings contained herein relative thereto
is contained within the boundary lines which begin at a
point on the North line of the said Northwest 1/4, which
bears S 89' 31 '00" E 646 .35 feet from the Northwest
corner of said Section 27 and run thence S 89°31'00" E
652.50 feet along said North line; thence S 00°04'00" E
404 .40 feet; thence N 89031 '00" W 623.85 feet; thence S
00004'00" E 30.00 feet; thence N 89°31'00" W 28.65 feet;
thence N 00004'00" W 434.40 feet to the point of begin-
ning, containing 6 .078 acres more or less
Lot 4 , Subdivision of a part of the West 1/2 of the
Northwest. 1/4 of Section 27, Township 7 North, Range
69 West of the Sixth P.M. , Larimer County, Colorado,
containing 5.732 acres more or less.
TRACT "C" TO BE ZONED B-P - PLANNED BUSINESS
A tract of land situate in the Northwest 1/4 of Section
27 , Township 7 North, Range 69 West of the Sixth P .M. ,
Larimer County, Colorado, which considering the North
line of the said Northwest 1/4 as bearing S 89031 '00" E
and with all bearings contained herein relative thereto
is contained within the boundary lines which begin at the
Northwest corner of said Section 27 and run thence S
89031 '00" E 646 .35 feet along the said North line; thence
S 00004'00" E 434 .40 feet; thence N 89031 '00" W 646 .35
feet to a point on the West line of the said Northwest
1/4; thence N 00°04'00" W 434.40 feet to the point of
beginning, containing 6.444 acres more or less.
Section 2. That the zoning granted herein is expressly conditioned
upon keeping present use until the land is developed.
Section 3. That the zoning granted herein is expressly conditioned
upon the entire above described tract being developed as a planned unit
development.
Section 4. That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance.
Introduced, considered favorably on first reading, and ordered pub-
lished this 20th day of December , A.D. 1983, and to be presented for final
passage on tFie 3rd day o January A.D. 1984.
