ORDINANCE NO. 159 , 1983
OF THE COUNCIL OF THE CITY OF FORT COLLINS
BEING AN ORDINANCE AMENDING THE ZONING ORDINANCE
OF THE CITY OF FORT COLLINS, BY CHANGING
THE ZONING CLASSIFICATION FOR CERTAIN PROPERTY KNOWN
AS THE HARMONY PRESBYTERIAN CHURCH REZONING
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1 . That the Zoning District Map adopted by Chapter 118 of the
Code of the City of Fort Collins be, and the same hereby is, amended by
changing the zoning classification from "R-L-P, " Low Density Planned
Residential Zoning District,. to "B-P,"_ Planned Business Zoning District,
for the following described property in the City known as the Harmony
Presbyterian Church Rezoning.
A tract of land located in the Southeast quarter of Section 36,
Township 7 North, Range 69 West of 6th P.M. , City of Fort Col-
lins, County of Larimer, State of Colorado, being all of that
certain tract of land as described in Book 1862, Page 753 records
of said County, more particularly described as follows:
Considering the South line said Southeast quarter Section 36 as
bearing South 89°56'28" East and with all bearings contained
herein relative thereto:
Commencing at the South quarter corner said Section 36; thence
along the. said South line Southeast quarter South 89056'28" East
663 .17 feet; thence North 00003' 32" East 94.60 feet to the
boundary of the "First Replat of Boardwalk at the Landings
P.U . D. " as recorded in Book 2130 , Page 1353 of the records
of said County and the True Point of Beginning of this descrip-
tion; thence along said boundary the following five (5) courses
and distances, (1) 25.36 feet along the arc of a curve concave to
the Northeast having a central angle of 96°52' 15", a radius of
15.00 feet, the chord of said curve bears North 48041'08" West;
(2) North 00015'00" West 378.00 feet, (3) 141.50 feet along the
arc of a curve concave to the West having a central angle of
11°45'00" , a radius of 690.00 feet the chord of said curve bears
North 06°07' 30" West, (4) 20.10 feet along the arc of a curve
concave to the Southeast having a central angle of 76°45'40", a
radius of 15.00 feet the chord of said curve bears North 26022'
50" East; (5) North 64°45'40" East 337 .72 feet to the boundary of
the plat of "Whalers Cove at the Landings P.U.D."; thence along
said boundary South 00015'00" East 670.50 feet to the northerly
right-of-way line of Colorado Highway No. 68; thence along said
northerly right-of-way, North 89°59'50" West 95.00 feet; thence
continuing along said northerly right-of-way South 82°53'25" West
189.56 feet to the True Point of Beginning.
Together with:
A portion of Tract A of the , said pl at of "What ers Cove at the
Landings P.U.D." being more particularly described as follows:
Considering the said South line Southeast quarter Section 36 as
bearing South 89°56 ' 28" East and beginning at the Southeast
corner of the above described tract, being the True Point of
Beginning of the said plat of "Whalers Cove at the Landings
P.U.D. " as designated on said plat; thence along the boundary of
said plat North 00°15 '00" West 669.40 feet to the southerly
right-of-way of Whalers Way; thence along the said southerly
right-of-way and 67.82 feet along the arc of a curve concave to
the Southeast having a central angle of 04°29' 18" , a radius of
865.75 feet, the chord of said curve bears North 66058'38" East;
thence leaving said southerly right-of-way, South 00°15'00" East
695.92 feet to the said northerly- -right-of-way line of Colorado
Highway No. 68; thence along said northerly right-of-way line
North 89°59'50" West 62.52 feet to the True Point of Beginning.
The above described tract contains 5.1913 acres more or less and
is subject to all easements and rights-of-way now existing or of
record.
Section 2. The City Engineer is hereby authorized and directed to
amend said Zoning District Map in accordance with this ordinance.
Section 3. That the zoning granted herein is expressly conditioned
upon and subject to the following condition:
That the property be developed as part of a planned unit development.
Introduced, considered favorably on first reading, and ordered pub-
lished this 6th day of December, A.D. 1983, and to be presented for final
passage on the 20th day of December, . 1983.
