BEING AN ORDINANCE AMENDING THE ZONING ORDINANCE
OF THE CITY OF FORT COLLINS BY CHANGING THE ZONING
CLASSIFICATION FOR CERTAIN PROPERTY KNOWN AS THE
PROSPECT LEMAY REZONING
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS
Section 1 That the Zoning District Map adopted by Chapter 118 of the
Code of the City of Fort Collins be, and the same hereby is, changed and
amended by changing the zoning classification from "R-P" , Planned Resi-
dential Zoning District, to "B-P", Planned Business and "R-H", High Density
Residential Zoning Districts, for the following described property in the
City known as the Prospect Lemay Rezoning
"B-P", Planned Business District
A tract of land situate in the Northwest quarter of
Section 19, Township 7 North, Range 68 West of the
Sixth Principal Meridian, City of Fort Collins, County
of Larimer, State of Colorado, which, considering the
West line of said Northwest quarter as bearing due
South, and with all bearings contained herein relative
thereto, is more particularly described as follows
Begin at the Northwest corner of said Section 19 and
run thence along the North line of said Northwest
quarter North 89°41'40" East 265 00 feet, thence South
220 00 feet, thence North 89*41140" East 250 00 feet,
thence South 120 00 feet, thence South 47029'33" West
350 44 feet to a point on the North line of Spring
Creek Village, Second Filing, thence along said North
line South 69°30'00" West 274 00 feet to a point on the
West line of said Northwest quarter, thence along said
West line North 670 00 feet to the point of beginning,
containing 5 12 acres, more or less
"R-H" , High Density Residential Zoning District
A tract of land situate in the Northwest quarter of
Section 19, Township 7 North, Range 68 West of the
Sixth Principal Meridian, City of Fort Collins, County
of Larimer, State of Colorado, which, considering the
West line of said Northwest quarter as bearing due
South, and with all bearings contained herein relative
thereto, is more particularly described as follows
Begin at a point on the North line of said Northwest
quarter which bears North 89041'40" East 265 00 feet
from the Northwest corner of said Section 19 and run
thence along the North line of said Northwest quarter
North 89°41 '40" East 602 42 feet, thence South 332 62
feet, thence South 89"41'40" West 150 00 feet, thence
South 275 00 feet to a point on the North line of
Spring Creek Village, Second Filing, thence along said
North line the following two (2) courses and distances
South 56000'00" West 273 00 feet, North 53040'00" West
291 00 feet, thence North 47029'33" East 350 44 feet,
thence North 120 00 feet, thence South 89041'40" West
250 00 feet, thence North 220 00 feet to the point of
beginning, containing 6 72 acres, more or less
Section 2 That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this ordinance
Section 3 That the zoning granted herein is expressly conditioned
upon and subject to the following conditions
(1) That a master plan in accordance with Section 118-83E of the
Code of the City of Fort Collins be furnished for the entire site and that
all development be in accordance with said master plan,
(2) That the "R-P Zone as set forth above be limited to general
office uses, including but not limited to, medical and dental clinics and
professional offices as those terms are defined in the Zoning Ordinance of
the City of Fort Collins, and
(3) That Neighborhood Service Center uses, as that term is
defined in the City's Land Use Policies Plan, be limited to the 80,000 to
120,000 square foot range of total retail trade space, and further that
said uses be reflected in the master plan in accordance with Section
118-83E of the Code of the City of Fort Collins
Introduced, considered favorably on first reading, and ordered pub-
lished this 29th day of April , A D 1980, and to be presented for final
passage on the 20th day of May, A D 1980
