ORDINANCE NO 24, 1982
OF THE COUNCIL OF THE CITY OF FORT COLLINS
BEING AN ORDINANCE AMENDING THE ZONING
ORDINANCE OF THE CITY OF FORT COLLINS,
BY CHANGING THE ZONING CLASSIFICATION FOR
CERTAIN PROPERTY KNOWN AS THE
PARK CENTRAL REZONING
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS
Section 1 That the Zoning District Map adopted by Chapter 118 of the
Code of the City of Fort Collins be, and the same hereby is amended by
changing the zoning classification from "B-P , R-H , " Planned Business
District and High Density Planned Residential District , to "B-P , R-H
and R-P ," Planned Business District, High Density Residential Housing
District and Planned Residential District, deleting the old conditions and
adding thereto new conditions, for the following described property in the
City known as the Park Central Rezoning
Parcel Zoned B-P
A tract of land situate in the Northwest Quarter of
Section 19 , Township 7 North , Range 68 West of the
Sixth Principal Meridian, City of Fort Collins, County
of Larimer, State of Colorado, which, considering the
West line of said Northwest Quarter as bearing due
South, and with all bearings contained herein relative
thereto, is more particularly described as follows
Begin at the Northwest corner of said Section 19 and
run thence along the North line of said Northwest
Quarter North 89°41'40" East 265 00 feet, thence South
220 00 feet thence North 89°41'40" East 250 00 feet,
thence South 120 00 feet, thence South 47'29'33" West
350 44 feet to a point on the North line of Spring
Creek Village, Second Filing, thence along said North
line South 69°30'00" West 274 00 feet to a point on the
West line of said Northwest Quarter, thence along said
West line North 670 00 feet to the Point of Beginning
containing 5 12 acres more or less

A tract of land situate in the Northwest Quarter of
Section 19 , Township 7 North , Range 68 West of the
Sixth Principal Meridian, City of Fort Collins, County
of Larimer, State of Colorado, which, considering the

South, and with all bearings contained herein relative
thereto, is more particularly described as follows

from the Northwest corner of said Section 19 and run
thence along the North line of said Northwest Quarter

feet, thence South 89°41 '40" West 150 00 feet, thence
South 275 00 feet to a point on the North line of
Spring Creek Village, Second Filing, thence along said
North line the following two (2) courses and distances
South 56000'00" West 273 00 feet, North 53°40'00" West
291 00 feet, thence North 47029'33" East 350 44 feet,
thence North 120 00 feet, thence South 89041'40" West
250 00 feet, thence North 220 00 feet to the Point of
Beginning containing 6 72 acres more or less

A tract of land situate in the Northwest Quarter of
Section 19 , Township 7 North , Range 68 West of the
Sixth Principal Meridian, City of Fort Collins, County
of Larimer, State of Colorado, which, considering the

South, and with all bearings contained herein relative
thereto, is more particularly described as follows
Begin at a point on the North line of said Northwest
Quarter which bears North 89°41'40" East 867 42 feet
from the Northwest corner of said Section 19 and run
thence along the North line of said Northwest Quarter

centerline of Welch Street, thence along said center-
line South 00°18'20" East 90 00 feet to the beginning
of a tangent curve concave to the Northwest having a
central angle of 32°23'20" and a radius of 400 00 feet,
thence Southwesterly along the arc of said curve 230 38
feet, thence tangent from said curve and again along

point on the North line of Spring Creek Village, Second
Filing, thence along said North line the following two

containing 6 62 acres more or less
Section 2 The City Engineer is hereby authorized and directed to
amend said Zoning District Map in accordance with this ordinance
Section 3 That the zoning granted herein is expressly conditioned
upon and subject to the following new condition that the development of the

entire site be in accordance with the criteria and requirements of §118-83
of the City Code, Land Development Guidance System for Planned Unit Devel-
opments
Introduced, considered favorably on first reading, and ordered pub-
lished this 16th day of February, A D 1982 , and to be presented for final
