BEING AN ORDINANCE AMENDING CHAffER 118
OF THE CODE OF THE CITY OF FORI LOLIINS,
CON,D NLY KNOVN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE SOUTH COLLEGE PROPERTIES ANNEXATION TO THE CITY
OF FORT COLLINS, COLORADO, SUBJECT TO SPECIFIED CONDITIONS
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS
Section 1 That the Zoning District Map adopted by Chapter 118 of
the Code of the City of Fort Collins be, and the same hereby is, changed
and amended by including the property known as the South College Properties
Annexation to the City of Fort Collins, Colorado, in the following Zoninq

Section 2 The City Engineer is hereb} authorized and directed to
amend said Zoning District Map in accordance with this Ordinance dnd
indicate that the zoning granted herein is subject to conditions
Section 3 That the zoning granted herein is expressly conditioned
upon and subject to the following conditions
(1) That any uses in the "H-B" , Highway Business Zoning
District and the "B-P" , Planned Business Zoning Dis-
trict, shall be permitted only as a part of a Planned
Unit Development, as that term is defined in the Code
of the City of Fort Collins
(2) That only residential uses shall be allowed in the
"R-P" , Planned Residential Zoning District, and the
"R-M-P" , Medium Density Plannea Residential Zoning
District
(3) Of the property described above to be zone❑ into the
"B-P", Planned Business Zoning District, the following
described section, being 10 3219 acres more or less
Begin at a point on the South line of the
Southwest 1/4 of Section 36, Township 7 North,
Range 69 West of the 6th P M , Larimer County,
Colorado, which bears S 89 35' 35" W 296 65 feet
from the South 1/4 corner of said Section 36

uses normally permitted in such a zone which are deemed
inappropriate for the subject property and shall not be
permitted

and approved by the Planning and Zoning Beare and City
Council for each of the "super blocks" identified on
the attached Exhibit "A" prior to consideration of any
plat or site plan or the issuance of any building
perrrit for eny parcel located � ithin that " super
block"
Section 4 Severability In the event any provision of this Ordi-
nance is determined to be illenal or unenforceable for any reason, all
other provisions of this Ordinance shall remain in force and effect unless
and until otherwise determined
