OF THE COUNCIL OF THE CITY 6F FORT COLLINS
BEING AN ORDINANCE AMENDING CHAPTER 118
OF THE CODE OF THE CITY OF FORT COLLINS,
COMMONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE HALCYON ANNEXATION TO THE
CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS
Section 1 That the Zoning District Map adopted by Chapter 118 of
the Code of the City of Fort Collins be, and the same hereby is, changed
and amended by including the property known as the Halcyon Annexation to
the City of Fort Collins, Colorado, in the following Zoning Districts
R-L-P, Low Density Planned Residential District
A tract of land located in a part of Section 13,
Township 6 North, Range 69 West of the 6th P M ,
Larimer County, Colorado, being more particularly
described as follows
Considering the West line of the Northwest 1/4 of said
Section 13 as bearing N 00°03' 30" W and with all
bearings contained herein relative thereto
Commencing at the W 1/4 corner of said Section 13, S
89048147" E, 50 00 feet to a point on the East right-
of-way of U S Route 287 said point being the true
point of beginning Thence S 89*48147" E, 152 37 feet
to a point on the approximate high water line of Robert
Benson Lake ( also known as Fairport Reservoir) , as
determined by photogrametric methods, thence around the
North end of said lake along the following courses

Section 13, thence along the East line of said Section
13 North 00° 15' 49" East 641 50 feet, thence North
89°44'11" West 643 00 feet, thence South 00'15'49" West
1283 00 feet, thence South 89°44'11" East 643 00 feet
to the East line of said Section 13, thence along said
East line North 00°15'49" East 641 50 feet to the paint
of beginning
Section 2 That the zoning granted herein is expressly conditioned
upon the entire site being developed under a unified master plan and with a
waiver of the commercial allotment on the property to be zoned R-L-P, as
described herein
Section 3 That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance
