BEING AN ORDINNANCE AMENDING CHAPTER 118
OF THE CODE OF THE CITY OF FORT COLLINS,
COMMONLY KNO1+N AS THE ZONING ORDINANCE A14D
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE HUNTINGTON fEWS ANNEXATION TO THE
CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUK IL GF THE CITY OF FORT COLLINS
Section 1 That the Zoning District Plap adopted by Chapter 118 of
the Code of the City of Fort Collins be, and the same hereby is, changed
and amendea by including the property known as the Huntington trews Annexa-
tion to the City of Fort Collins, Colorado, in the "R-L-P" , Low Density
Planned Residential District
A tract of land situated in Section 12, Township 6
North, Range 69 West or the 6th P M , and Section 7,
Township 6 North , Rance 68 West of the 6th P 11 ,
County of Larimer, State of Color ado, being more
particularly described as follows Considering the
north line of the nortrio2st quarter of said Section 12
as bearing S 89006'33" E and with all bearings contain-
ed herein relative thereto, beginning at the north 1/4
corner of said Section 12, proceed thence S 89`09'25"
E, 2683 95 feet along the nortn line of the northeast
quarter of said Section 12 to the northeast corner of
said Section 12, thence S 00 02119" W, 1360 70 feet
along the east line of the northeast quarter of said
Section 12, thence leaving said east line of the
northeast quarter of said Section 12 S 89'57'41" E,

the existing northeast corner of said Kelmdr Strip,
Second Filing, thence S 88 57'22" E, 1634 53 feet to an
existing property corner , thence N 00 29'24" E, 344 09
feet to an existing property corner , thence N 64°37'06"
W, 239 99 feet to an existing property pin, thence N
31 12' 14" W 353 28 feet to an existing property pin,
thence N 18052'04" W, 298 33 feet, thence N 10 23'28"
W, 295 53 feet to an existing property corner, thence S
89006'33" E, 1152 81 feet more or less along the north
line at the northwest 1/4 of said Section 12 to the
north 1/4 corner of said Section 12 and the true point
of beginning The above described tract contains
296 34 acres more or less gross and is subject to all
easements, rights-of-way, or restrictions as now on
record and is subject to a county road right-of-way
over the east 30' thereof as now in use
Section 2 That the zoning granted herein is expressly conditioned
upon and subject to the area' s development as a unified Planned Unit
Development, as that term is defined in the City' s Zoning Code
Section 3 That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance
Introduced, considered favorably on first r ading, and ordered pub-
lished this 16thday of December , A D 1980, and o be presented for final
passage on the—6th day of January , A D 1981
