OF THE COUNCIL OF THE CITY 6F FORT COLLINS
AMENDING CHAPTER 118 OF THE CODE
OF THE CITY OF FORT COLLINS,
COMMONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE RIVERSIDE-LEMAY ANNEXATION TO THE
CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1. That the Zoning District Map adopted by Chapter 118 of
the Code of the City of Fort Collins be, and the same hereby is, changed
and amended by including the property known as the Riverside-Lemay An-
nexation to the City of Fort Collins, Colorado, in the (B-P) , Planned
Business District:
A parcel of land situate in the Northeast 1/4 of the
Northeast 1/4 of Section 13, Township 7 North, Range 69
West and the Northwest 1/4 of the Northwest 1/4 of
Section 18, Township 7 North, Range 68 West of the 6th
P.M. , County of Larimer, State of Colorado, being more
particularly described as follows:
Considering the North line of the Northwest 1/4
of said Section 18, as bearing N 89023' E, and with all
bearings contained herein relative thereto: commencing
at the Northwest corner of said Section 18; thence S
00°43' W, a distance of 175.00 feet to the- South right
of way line of Colorado State Highway 14; thence along
said South right of way line N 89*38' W, a distance of
129.15 feet to a point of beginning; thence S 20045'
40" E, a distance of 84.83 feet; thence S 37026' E, a
distance of 99.45 feet; thence S 57024'40" E, a dis-
tance of 44.91 feet; thence S 59018' E, a distance of
143.54 feet; thence N 89015' E, a distance of 67.00
feet; thence S 84039' E, a distance of 107.20 feet more
or less to the East right of way line of Lemay Avenue;
thence along said East right of way line N 14039'24" E,
a distance of 133.07 feet; thence N 01°45 '49" E, a
distance of 133.29 feet more or less to the South right
of way line of Colorado State Highway 14; thence along
said South right of way line S 89*38' E, a distance of
280.71 feet; thence S 00020'52" W, a distance of 289.63
feet; thence S 89°39' E, a distance of 110.07 feet;
thence S 78017' E, a distance of 309.85 feet; thence
S 74036' E , a distance of 19.22 feet; thence S 580
29 ' E , a distance of 33 .51 feet; thence S 82011 '
E, a distance of 179.28 feet more or less to a point
on the East line of the Northwest 1/4 of the Northwest
1/4 of said section 18; thence along said East line
S 00057' W to the Southeast corner of the Northwest
1/4 of the Northwest 1/4 of said Section 18; thence
along the South line of the Northwest 1/4 of the
Northwest 1/4 of said Section 18 to the Northeasterly
right of way line of the Colorado and Southern Rail-
road; thence in a Northwesterly direction along said
Northeasterly right of way to a point that is N
89038' W, along the north line of said Section 13
a distance of 687.1 feet; again S 21051' W, a distance
of 308.5 feet; and again S 40°21' W, a distance
of 60.0 feet; and again S 49°39' E, a distance of
100.0 and again S 40021' W, a distance of 90.1 feet
from the Northwest corner of Section 18; thence
N 40021' E, a distance of 90.1 feet; thence N 49°39'
W, a distance of 100 .0 feet; thence N 40021' E , a
distance of 60.0 feet; thence N 21*51' E, a distance
of 120 .40 feet more or less to the South right of
way line of Colorado State Highway 14; thence along
said South right of way line S 89038' E, a distance
of 625 .75 feet to the true point of beginning .
Excepting therefrom that parcel of land described
in Book 1954 at pages 196 and 197 as recorded in the
office of the Clerk and Recorder of said County.
Section 2. That the zoning granted herein is expressly conditioned
upon and subject to the area ' s development as a unified Planned Unit
Development, as that term is defined in the City' s Zoning Code.
Section 3. That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance.
Introduced, considered favorably on first reading, and ordered pub-
lished this 17th day of May, A.D. 1983, nd to be presented for final
passage on the 7th day of June A.D 98 .
