OF THE COUNCIL OF THE CITY OF FORT COLLINS
BEING AN ORDINANCE AMENDING CHAPTER 118
OF THE CODE OF THE CITY OF FORT COLLINS,
COMMONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE TRIANGLE FARMS ANNEXATION TO THE
CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS
Section 1 That the Zoning District Map adopted by Chapter 118 of
the Code of the City of Fort Collins be, and the same hereby is, changed
and amended by including the property known as the Triangle Farms Annexa-
tion to the City of Fort Collins, Colorado, in the R-L-P and R-P District
Tract "A" R-P Zoning
A parcel of land situate in the Southeast 1/4 of the
Northeast 1/4 of Section 14, Township 6 North, Range 69
West of the 6th P M , County of Larimer, State of
Colorado, being more particularly described as follows
Considering the East line of the Northeast 1/4 of Said
Section as bearing S 00'28'00" E , and with all bear-
ings contained herein relative thereto,
Beginning at a point on the East line of Said Northeast
1/4 which bears S 00`28'00" E , a distance of 1722 03
feet from the Northeast corner of Said Section, thence
S 88'21 '36" k' , a distance of 650 28 feet, thence
N 00`28'00" W , a distance of 391 50 feet to a point on
the North line of the Southeast 1/4 of Said Northeast
1/4, thence along Said North line S 88°21'36" W , a
distance of 641 94 feet to the Northwest corner of Said
Southeast 1/4, thence along the West line of Said
Southeast 1/4 S 00000112" W , a distance of 858 60
feet, thence N 88'28'26" E , a distance of 1299 22 feet
to a point on the East line of Said Northeast 1/4 ,
thence along Said East line N 00°28'00" W , a distance
of 469 51 feet to the TRUE POINT OF BEGINNING
SUBJECT TO ALL RIGHTS-OF-WAY, EASEMENTS, and RESTRIC-
TIONS as now in use and of record
Said parcel contains 19 725 gross Acres more or less
Tract "B" R-L-P Zoning
A parcel of land situate in the Southeast 1/4 of the
Northeast 1/4 of Section 14, Township 6 North, Range 69
West of the 6th P M , County of Larimer, State of
Colorado, being more particularly described as follows
Considering the East line of the Northeast 1/4 of Said
Section as bearing S 00`28'00" E , and with all bear-
ings contained herein relative thereto,
Beginning at a point on the East line of Northeast 1/4
which bears S 00 28'00" E , a distance of 2191 54 feet
from the Northeast corner of Said Section, thence
continuing alono Said East line S 00`28'00" E , a
distance of 469 51 feet to the East 1/4 corner of Said
Section, thence along the South line of Said Northeast
1/4 S 88'28'26" W , a distance of 1303 07 feet to the
Southeast corner of Said Southeast 1/4, thence along
the West line of the East 1/2 of Said Northeast 1/4 N
00*00112" E a distance of 469 60 feet, thence N
88°28'26" E a distance of 1299 22 feet to the TRUE
POINT OF BEGINNING

Said parcel contains 14 022 gross Acres more or less
Section 2 That the zoning granted herein is expressly conditioned
upon the entire above described property being developed as a planned unit
development in accordance with the Ordinances of the City of Fort Collins
Section 3 That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance
Introduced, considered favorably on first reading, and ordered pub-
lished this 21st day of July , A D 1981, and to be presented for final
passage on the 4th day of August A D 1981
