OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING THE ZONING ORDINANCE OF THE
CITY OF FORT COLLINS, BY CHANGING
THE ZONING CLASSIFICATION FOR
CERTAIN PROPERTY KNOWN AS THE
TIMBERLINE FARM REZONING
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1. That the Zoning District Map adopted by Chapter 29 of the
Code of the City of Fort Collins be, and the same hereby is, amended by
changing the zoning classification from R-L-P Low Density Planned
Residential District to I-P Industrial Park District, for the following
described property in the City:
A tract of land located in the West half of Section 32, Township
7 North, Range 68 West of the 6th P.M. , City of Fort Collins,
Larimer County, Colorado, being more particularly described as
follows: Considering the West line of the Southwest quarter of
the said Section 32 as bearing N 00°04'44" E and with all
bearings contained herein relative thereto: Commencing at the
Southwest corner of the said Section 32; thence along the said
West line, N 00°04'44" E 30.14 feet to the Westerly prolongation
of the Northerly right-of-way of Harmony Road; thence along the
said Westerly prolongation, S 89021'25" E 70.00 feet to the
Easterly line of the proposed 70.00 foot wide right-of-way of
Timberline Road; thence along the said proposed right-of-way,
N 00°04'44" E 178. 17 feet to the centerline of the existing
Spring Canyon Ditch, as described and shown on a map prepared by
Richard A. Rutherford, P.E. & L.S. and to the TRUE POINT OF
BEGINNING of this description; thence continuing along the said
proposed Easterly right-of-way, N 00°04'44" E 392.02 feet; thence
leaving the said proposed right-of-way, S 89°55' 16" E 212.85
feet; thence 241.62 feet along the arc of a curve concave to the
Northwest having a central angle of 57°40'57" a radius of 240.00
feet, the long chord of the said curve bears N 61°14' 16" E 231.55
feet; thence N 32023'47" E 137.93 feet; thence S 42005'01" E
86 . 16 feet ; thence S 82 °09 ' 50" E 542 . 21 feet ; thence
S 88036'40" E 169.70 feet to the East line of the West half of
the Southwest Quarter of the said Section 32; thence along the
said East line, S 00°02'55" W 662.66 feet to the said Northerly
right-of-way of Harmony Road; thence along the said Northerly
right-of-way N 89°37'56" W 658.36 feet; thence continuing along
the said right-of-way, S 59°13'30" W 1.14 feet to the said
centerline of the Spring Canyon Ditch; thence along the said
centerline the following five (5) courses and distances: (1)
N 00000'00" E 10.07 feet; (2) N 59°15'55" W 204.35 feet; (3)
N 69000'30" W 214.00 feet; (4) N 86°44'20" W 119.91 feet; (5)
S 80°33'20" W 101 . 15 feet to the point of beginning. The above
described tract contains 17.2139 acres and is subject to all
easements and rights-of-way now existing or of record.
ALSO:
A tract of land located in the West half of Section 32, Township
7 North, Range 68 West of the 6th P.M. , City of Fort Collins,
Larimer County, Colorado, being more particularly described as
follows: Considering the West line of the Southwest quarter of
the said Section 32 as bearing N 00°04'44" E and with all
bearings contained herein relative thereto: Commencing at the
Southwest corner of the said Section 32; thence along the said
West line, N 00004'44" E 30.14 feet to the Westerly prolongation
of the Northerly right-of-way of Harmony Road; thence along the
said Westerly prolongation, S 89°21'25" E 70.00 feet to the
Easterly line of the proposed 70.00 foot wide right-of-way of
Timberline Road; thence along the said proposed Easterly
right-of-way, N 00°04'44" E 570.19 feet to the TRUE POINT OF
BEGINNING of this description; thence continuing along the said
proposed right-of-way, N 00°04'44" E 335.00 feet; thence leaving
the said proposed right-of-way, S 89°55'16" E 220.00 feet; thence
S 27°26'39" E 167.41 feet; thence S 57°36' 13" E 140.00 feet;
thence 241.62 feet along the arc of a non-tangent curve concave
to the Northwest having a central angle of 57°40'57" a radius of
240.00 feet, the long chord of the said curve bears S 61'14'16" W
231.55 feet; thence N 89°55'16" W 212.85 feet to the point of
beginning. The above described tract contains 2.4069 acres and
is subject to all easements and rights-of-way now existing or of
record.
and by changing the zoning classification from T Transition District to I-P
Industrial Park District, for the following described property in the City:
A tract of land located in the West half of Section 32, Township
7 North, Range 68 West of the 6th P.M. , City of Fort Collins,
Larimer County, Colorado, being more particularly described as
follows: Considering the West line of the Southwest quarter of
the said Section 32 as bearing N 00004'44" E and with all
bearings contained herein relative thereto: Commencing at the
Southwest corner of the said Section 32; thence along the said
West line, N 00°04'44" E 30.14 feet to the Westerly prolongation
of the Northerly right-of-way of Harmony Road; thence along the
said Westerly prolongation, S 89°21'25" E 70.00 feet to the
Easterly line of the proposed 70.00 foot wide right-of-way of
Timberline Road, and to the TRUE POINT OF BEGINNING of this
description; thence along the said proposed right-of-way,
N 00004'44" E 178.17 feet to the centerline of the existing
Spring Canyon Ditch, as described and shown on a map prepared by
Richard A. Rutherford, P.E. & L.S. ; thence along the said
centerline the following five (5) courses and distances: (1)
N 80033'20" E 101 .15 feet; (2) S 86°44'20" E 119.91 feet; (3)
S 69000'30" E 214.00 feet; (4) S 59°15'55" E 204.35 feet; (5)
S 00000'00" W 10.07 feet to the said right-of-way of Harmony
Road; thence along the said right-of-way the following four (4)
courses and distances: (1) S 59°13'30" W 4.67 feet; (2)
N 89027'05" W 317.00 feet; (3) N 89°37'56" W 106.00 feet; (4)
N 89021'25" W 168.20 feet to the point of beginning. The above
described tract contains 1.9172 acres and is subject to all
easements and rights-of-way now existing or of record.
All of the above-described property is hereby known as the Timberline Farm
Rezoning.
Section 2. That the Director of Engineering is hereby authorized and
directed to amend said Zoning District Map in accordance with this
Ordinance.

final passage on the 21st day of November,
