OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING CHAPTER 29 OF THE CODE OF THE
CITY OF FORT COLLINS, COMMONLY KNOWN AS THE
ZONING ORDINANCE, AND CLASSIFYING FOR ZONING PURPOSES
THE PROPERTY INCLUDED IN THE
QUAIL HOLLOW ANNEXATION
TO THE CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS as follows:
Section 1 . That the Zoning District Map adopted by Chapter 29 of the
Code of the City of Fort Collins be, and the same hereby is, changed and
amended by including a portion of the property known as the Quail Hollow
Annexation to the City of Fort Collins, Colorado, in the R-F Foothills
Residential District, which portion is described as follows:
A tract of land located in the Northwest Quarter of Section 28,
Township 7 North, Range 69 West of the 6th P.M. , City of Fort
Collins, County of Larimer, State of Colorado being more
particularly described as follows: Considering the West line of
the Northwest Quarter of said Section 23 as bearing S 0045'00" W,
and with all bearings contained herein relative thereto:
Commencing at the Northwest corner of said Section 28; thence
along the said West line S 0°45'00" W, 1120.28 feet to the POINT
OF BEGINNING; thence S 44°51'00" E, 125.56 feet to a point on a
curve concave to the East, having a central angle of 1034'54", a
radius of 1075 . 00 feet and the chord of which bears ,
S 23°36'52" E, 29.67 feet; thence along the arc of said curve
29.67 feet; thence, S 24°24' 19" E, 1171 .00 feet to a point on a
curve concave to the West, having a central angle of 7°38'36", a
radius of 2500 . 00 feet and the chord of which bears ,
S 20-35'01" E, 333.26 feet; thence along the arc of said curve
333.50 feet; thence, S 16°45'43" E, 5.76 feet to the South line
of the said Northwest Quarter; thence along said South line,
S 89°02'27" W, 723.00 feet to the West Quarter corner of said
Section 28; thence along the West line of said Northwest Quarter
N 0°45'00" E, 1512.30 feet to the Point of Beginning.
The above described tract contains 13.69 acres and is subject to
all easements, rights-of-way and restrictions now on record or
existing.
and by including the remainder of the property known as the Quail Hollow
Annexation to the City of Fort Collins, Colorado, in the R-L-P Low Density
Planned Residential District, which remainder is described as follows:
A tract of land located in the Northwest Quarter of Section 28,
Township 7 North, Range 69 West of the 6th P.M. , City of Fort
Collins, County of Larimer, State of Colorado being more
particularly described as follows: Considering the West line of
the Northwest Quarter of said Section 23 as bearing ,
S 0°45'00" W, and with all bearings contained herein relative
thereto: Commencing at the Northwest corner of said Section 28;
thence along the said West line, S 0°45'00" W, 1120.28 feet;
thence, S 44051'00" E, 125.56 feet to the POINT Of BEGINNING;
said Point of Beginning also being on a curve concave to the
East, having a central angle of 1034'54", a radius of 1075.00
feet and the chord of which bears, S 23036'52" E, 29.67 feet;
thence along the arc of said curve 29 . 67 feet ; thence ,
S 24°24'19" E, 1171 .00 feet to a point on a curve concave to the
West, having a central angle of 7°38'36", a radius of 2500.00
feet and the chord of which bears, S 20°35'01" E, 333.26 feet;
thence along the arc of said curve 333.50 feet; thence,
S 16°45'43" E, 5.76 feet to the South line of said Northwest
Quarter; thence along said South line, N 89002'27" E 1923.98 feet
to the Southeast corner of said Northwest Quarter; thence along
the East line of the said Northeast Quarter, N 0010'41" E,
1323.81 feet to the North line of the South half of the said
Northwest Quarter; thence along said North line, S 88053'00" W,
2440.78 feet; thence, N 44°51'00" W, 144.73 feet to the Point of
Beginning.
The above described tract contains 66.75 acres and is subject to
all easements, rights-of-way and restrictions now on record or
existing.
Section 2. That the Director of Engineering is hereby authorized and
directed to amend said Zoning District Map in accordance with this
Ordinance.
Introduced, considered favorably on first reading, and ordered
published this 21st day of November, A.D. 1989, and to be presented for
final passage on the 5th day of December, A.D. 1989. ! ,
