OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING THE ZONING MAP OF THE CITY OF FORT COLLINS
AND CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE FOSSIL CREEK WETLANDS NATURAL AREA SECOND ANNEXATION TO THE
CITY OF FORT COLLINS, COLORADO
WHEREAS, Division 1.3 of the Land Use Code of the City of Fort Collins establishes the
Zoning Map and Zone Districts of the City; and
WHEREAS, Division 2.8 of the Land Use Code of the City of Fort Collins establishes
procedures and criteria for reviewing the zoning of land; and
WHEREAS, in accordance with the foregoing,the Council has considered the zoning of the
property which is the subject of this ordinance, and has determined that the said property should
be zoned as hereafter provided.
NOW THEREFORE BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS as follows:
Section 1. That the Zoning Map of the City of Fort Collins adopted pursuant to Section
1.3.2 of the Land Use Code of the City of Fort Collins be, and the same hereby is, changed and
amended by including the property known as the Fossil Creek Wetlands Natural Area Second
Annexation to the City of Fort Collins, Colorado, in the POL (Public Open Lands) Zone District,
which property is more particularly described as situate in the County of Larimer, State of Colorado,
to wit:
A TRACT OF LAND LOCATED IN THE SOUTHWEST QUARTER OF
SECTION 17 AND A PORTION OF SECTION 20, TOWNSHIP 6 NORTH,
RANGE 68 WEST OF THE SIXTH PRINCIPAL MERIDIAN, LARIMER
COUNTY, COLORADO; BEING MORE PARTICULARLY DESCRIBED AS:
CONSIDERING THE WEST LINE OF THE SOUTHWEST QUARTER OF SAID
SECTION 17 AS BEARING NORTH 00°06'05" WEST WITH ALL BEARINGS
HEREIN RELATIVE THERETO:
COMMENCING AT THE SOUTHWEST CORNER OF SAID SECTION 17;
THENCE, N 88°55'25" E 30.00 FEET ON AND ALONG THE SOUTH LINE OF
THE SOUTHWEST 1/4 OF SAID SECTION 17 TO THE TRUE POINT OF
BEGINNING FOR THIS DESCRIPTION; THENCE, S 01'11'14" W 40.03 FEET
TO A POINT OF INTERSECTION WITH THE SOUTHERLY RIGHT-OF-WAY
LINE OF COUNTY ROAD 32, ALSO BEING CONTIGUOUS WITH THE
EASTERLY LINE OF THE GREENSTONE ANNEXATION TO THE CITY OF
FORT COLLINS FOR A DISTANCE OF 30.00 FEET; THENCE, N 88'55'25" E
871.58 FEET ON AND ALONG THE SOUTHERLY RIGHT-OF-WAY LINE OF
SAID COUNTY ROAD 32;THENCE,01°04'35"W 40.00 FEET ON AND ALONG
THE EASTERLY RIGHT-OF-WAY LINE OF SAID COUNTY ROAD 32 TO A
POINT OF INTERSECTION WITH THE SOUTH LINE OF THE SOUTHWEST
1/4 OF SAID SECTION 17; THENCE, N 88°55'25" E 356.50 FEET ON AND
ALONG THE SOUTHERLY RIGHT-OF-WAY LINE OF SAID COUNTY ROAD
32; THENCE, N 03°51'06" W 292.20 FEET; THENCE, N 06°24'06" W 173.80
FEET; THENCE,N 10°54'06" W 356.00 FEET; THENCE,N 45°54'06" W 131.40
FEET; THENCE,N 81°29'06" W 178.40 FEET; THENCE, S 83°44'54" W 151.10
FEET; THENCE, S 79'25'54" W 590.40 FEET; THENCE, S 72'24'54" W 125.84
FEET TO A POINT OF INTERSECTION WITH THE EASTERLY RIGHT-OF-
WAY LINE OF COUNTY ROAD 11, ALSO BEING THE EASTERLY LINE OF
SAID GREENSTONE ANNEXATION;THENCE,S 00°06'05"W 791.94 FEET ON
AND ALONG THE EASTERLY RIGHT-OF-WAY LINE OF SAID COUNTY
ROAD 11 TO THE TRUE POINT OF BEGINNING FOR THIS DESCRIPTION;
CONTAINING 24.74 ACRES MORE OR LESS
Section 2. That the Sign District Map adopted pursuant to Section 3.8.7(E)of the Land
Use Code of the City of Fort Collins be,and the same hereby is, changed and amended by showing
that the above-described property is included in the Residential Neighborhood Sign District.
Section 3. That the City Engineer is hereby authorized and directed to amend said
Zoning Map in accordance with this Ordinance.
Introduced, considered favorably on first reading, and ordered published this 6th day of
November, A.D. 2001, and to be presented for final passage on the 20th day of November, A.D.
