OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING THE ZONING MAP OF THE CITY OF FORT COLLINS
AND CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE TAVELLI ELEMENTARY SCHOOL 2ND ANNEXATION TO THE
CITY OF FORT COLLINS. COLORADO
WHEREAS, Division 1.3 of the Land Use Code of the City of Fort Collins establishes the
Zoning Map and Zone Districts of the City; and
WHEREAS, Division 2.8 of the Land Use Code of the City of Fort Collins establishes
procedures and criteria for reviewing the zoning of land; and
WHEREAS, in accordance with the foregoing, the Council has considered the zoning of the
property which is the subject of this ordinance, and has determined that the said property should be
zoned as hereafter provided.
NOW THEREFORE BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS as follows:
Section 1. That the Zoning Map of the City of Fort Collins adopted pursuant to Section
1.3.2 of the Land Use Code of the City of Fort Collins be, and the same hereby is, changed and
amended by including the property known as the Tavelli Elementary School 2nd Annexation to the
City of Fort Collins, Colorado, in the Urban Estate (UE) Zone District, which property is more
particularly described as situate in the County of Larimer, State of Colorado, to wit:
A tract of land situate in the Southwest '/4 of Section 31, Township 8 North, Range
68 West of the Sixth P.M., and in the Southeast '/4 of Section 36, Township 8 North,
Range 69 West of the Sixth P.M., County of Larimer, State of Colorado, which,
considering the West line of the said Southwest '/4 as bearing S00°06'00"W and with
all bearings contained herein relative thereto, is contained within the boundary lines
which begin at a point on the West right-of-way line of North Lemay Avenue which
bears S00°06'00"W 370.00 feet, and again N90°00'00"W 30.00 feet from the West
'/4 Corner of said Section 31, and run thence N90°00'00"E 541.23 feet; thence
S00006'00"W 685.00 feet; thence N90°00'00"W 461.23 feet to a point on the East
right-of-way line of North Lemay Avenue; thence along said East right-of-way line,
S00°06'00"W 373.05 feet to the Southeast Corner of the Tavelli First Annexation;
thence along the Easterly boundary line of said Tavelli First Annexation,
N07057'58"W 356.35 feet to a point on the West line of said Southwest %4; thence
along the Westerly boundary line of said Tavelli First Annexation, S00°06'00"W
246.00 feet, and again S43°12'41"W 73.16 feet to a point on the West right-of-way
line of North Lemay Avenue; thence along said West right-of-way line,
N00006'00"E 724.55 feet; thence S89°54'00"E 20.00 feet to a point on the West
right-of-way line, N00°06'00"E 279.95 feet to the point of beginning, containing
9.2588 acres, more or less.
Section 2. That the Sign District Map adopted pursuant to Section 3.8.7(E) of the Land
Use Code of the City of Fort Collins be, and the same hereby is, changed and amended by showing
that the above-described property is included in the Residential Neighborhood Sign District.
Section 3. That the Director of Engineering is hereby authorized and directed to amend
said Zoning Map in accordance with this Ordinance.
