OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING THE ZONING MAP OF THE CITY OF FORT COLLINS
AND CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE RUFF ANNEXATION TO THE CITY OF FORT COLLINS, COLORADO
WHEREAS, Division 1.3 of the Land Use Code of the City of Fort Collins establishes the
Zoning Map and Zone Districts of the City; and
WHEREAS, Division 2.8 of the Land Use Code of the City of Fort Collins establishes
procedures and criteria for reviewing the zoning of land; and
WHEREAS,in accordance with the foregoing,the Council has considered the zoning of the
property which is the subject of this ordinance, and has determined that the said property should be
zoned as hereafter provided.
NOW THEREFORE BE IT ORDAINED BY Tl IE COUNCIL OF THE CITY OF FORT
COLLINS as follows:
Section 1. That the Zoning Map of the City of Fort Collins adopted pursuant to Section
1.3.2 of the Land Use Code of the City of Fort Collins be, and the same hereby is, changed and
amended by including the property known as the Ruff Annexation to the City of Fort Collins,
Colorado, in the Low Density Mixed Use Neighborhood (LMN) Zone District, which property is
more particularly described as situate in the County of Larimer, State of Colorado, to wit:
A tract of land situate in the County of Larimer, State of Colorado to-wit:
A tract of land located in the East Half of Section 5 and the West Half of Section 4,
Township 6 North,Range 68 West of the 61h Principal Meridian,County of Larimer,
State of Colorado, being more particularly described as follows:
Considering the West line of the Southeast Quarter of said Section 5 as bearing North
00 46' 33" West with all bearings contained herein relative thereto:
BEGINNING at the Center Quarter corner of said Section 5; thence along the West
line of the Northeast Quarter of said Section, North 00 46' 58" West, 198.30 feet;
thence, South 89 44' 14" East,2705.21 feet to a point on the East Right-of-way line
of County Road No. 9; thence along said East Right-of-way line, South 01 27' 42"
East, 197.11 feet;thence continuing along said East Right-of-way line, South 01 24'
57" East, 627.62 feet; thence,North 88 12' 51" West, 388.58 feet; thence, South 00
08' 21" West, 519.34 feet; thence, South 89 54' 57" East, 113.20 feet to the
Northwest corner of that parcel described in Book 1264 at Page 300;thence along the
West line thereof, South 01 24' 57" East, 654.53 feet to a point on the North line of
that parcel described in Book 2212 at Page 0600; thence along the Northerly line
thereof by the following Twelve(12) courses and distances,North 79 41' 32" West,
370.98 feet; thence, South 73 39' 53" West, 260.98 feet; thence, North 82 05' 57"
West, 200.63 feet;thence,North 54 53' 37" West, 115.82 feet; thence,North 66 42'
12" West, 133.72 feet;thence, South 88 20' 38" West, 128.89 feet;thence,North 22
08' 37" West,71.12 feet;thence,North 65 09' 47" West, 119.57 feet; thence,North
73 38' 17" West, 289.66 feet; thence, South 65 09' 43" West, 439.76 feet; thence,
North 58 23' 27" West, 322.36 feet; thence,North 75 11' 42" West, 202.65 feet to a
point on the West line of said Southeast Quarter; thence along said West line, said
line also being the East line of Stetson Creek P.U. D.,Third Filing,North 00 46' 33"
West, 1430.43 feet to the POINT OF BEGINNING.
The above described tract of land contains a net area of 106.157 acres more or less
and is subject to all easements and rights-of-way now on record or existing.
Section 2. That the Sign District Map adopted pursuant to Section 3.8.7(E) of the Land
Use Code of the City of Fort Collins be, and the same hereby is, changed and amended by showing
that the above-described property is included in the Residential Neighborhood Sign District.
Section 3. That the Director of Engineering is hereby authorized and directed to amend
said Zoning Map in accordance with this Ordinance.
