OF THE COUNCIL OF THE CITY OF FORT COLLINS
BEING AN ORDINANCE
AMENDING CHAPTER 118 OF THE CODE OF THE
CITY OF FORT COLLINS, COMMONLY KNOWN AS THE
ZONING ORDINANCE, AND CLASSIFYING FOR ZONING PURPOSES
THE PROPERTY INCLUDED IN THE OVERLAND HILLS ANNEXATION
TO THE CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1. That the Zoning District Map adopted by Chapter 118 of the
Code of the City of Fort Collins be, and the same hereby is, changed and
amended by including the property known as the Overland Hills Annexation to
the City of Fort Collins, Colorado, in the "R-L-P, " Low Density Planned
Residential Zoning District, and the "R-F," Foothills Residential Zoning
District:
TRACT TO BE ZONED "R-L-P, " LOW DENSITY PLANNED RESIDENTIAL ZONING
DISTRICT:
A tract of land situate in the North 1/2 of the Northwest 1/4 of
Section 33, Township 7 North, Range 69 West of the Sixth P.M. ,
Larimer County, Colorado, which considering the North line of the
said Northwest 1/4 as bearing N 89°04'36" E and with all bearings
contained herein relative thereto is contained within the
boundary lines which begin at the North 1/4 corner of said
Section 33 and run thence S 00023'36" W 1326.00 feet to the
Southeast corner of the North 1/2 of the said Northwest 1/4;
thence S 89°16'36" W 706.45 feet along the South line of the said
North 1/2; thence N 00°10'53" E 730.00 feet; thence along the arc
of a 1680.00 foot radius curve to the left a distance of 604.30
feet, the long chord of which bears N 10007'24" W 601 .05 feet to
a point on the North line of the said Northwest 1/4; thence
N 89004'36" E 818.94 feet to the point of beginning, EXCEPT a
tract of land which begins at a point which bears S 00°23'36" W
1102.60 feet, and again S 89°16'36" W 194.00 feet from the North
1/4 corner of said Section 33 and run thence S 88036'36" W 332.00
feet; thence N 06003'36" E 272.42 feet; thence N 30057'24" W
71 . 78 feet ; thence S 87925 ' 24" E 335 . 24 feet ; thence
S 04036'36" W 165.98 feet; thence N 88036'36" E 30. 17 feet;
thence S 04036136" W 145.00 feet to the point of beginning. The
above described tract contains 19.7247 acres more or less
exclusive of the 2.3132 acre tract.
TRACT TO BE ZONED "R-F," FOOTHILLS RESIDENTIAL ZONING DISTRICT:
A tract of land situate in the North 1/2 of the Northwest 1/4 of
Section 33, Township 7 North, Range 69 West of the Sixth P.M. ,
Larimer County, Colorado, which considering the North line of the
said Northwest 1/4 as bearing N 89004'36" E and with all bearings
contained herein relative thereto is contained within the
boundary lines which begin at a point on the North line of the
said Northwest 1/4 which bears S 89°04'36" W 818.94 feet from the
North 1/4 corner of said Section 33 and run thence along the arc
of a 1680.00 foot radius curve to the right a distance of 604.30
feet, the long chord of which bears S 10007'24" E 601 .05 feet;
thence S 00°10'53" W 730.00 feet to a point on the South line of
the North 1/2 of the said Northwest 1/4; thence S 89016'36" W
1911. 13 feet to the Southwest corner of the North 1/2 of the said
Northwest 1/4; thence N 00°15'38" W 1316.60 feet to the Northwest
corner of said Section 33; thence N 89'04'36" E 1813.76 feet to
the point of beginning, containing 57.5807 acres more or less.
Section 2. That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance.
Introduced, considered favorably on first reading, and ordered
published this 15th day of September, A.D. 1987, and to be presented for
final passage on the 6th day of October, A.D. 1987.
