OF THE COUNCIL OF THE CITY OF FORT COLLINS
BEING AN ORDINANCE AMENDING THE ZONING
ORDINANCE OF THE CITY OF FORT COLLINS,
BY CHANGING THE ZONING CLASSIFICATION FOR
CERTAIN PROPERTY KNOWN AS THE
WILD WOOD FARM TRACTS A AND B REZONING
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1 . That the Zoning District Map adopted by Chapter 29 of the
Code of the City of Fort Collins be, and the same hereby is, amended by
changing the zoning classification from T Transition District to I-P
Industrial Park District for the following described property in the City
known as the Wild Wood Farm Tract A Rezoning:
A tract of land located in the Northeast Quarter of Section 5,
Township 6 North, Range 68 West of the 6th Principal Meridian,
Larimer County, Colorado, being more particularly described as
follows:
Considering the North line of the Northeast Quarter of said
Section 5 as bearing S 89°22'30" E and with all bearings
contained herein relative thereto:
Commencing at the Northeast corner of said Section 5; thence
along the East line of said Northeast Quarter S O1°27'42" E
1066.70 feet to the POINT OF BEGINNING; thence continuing along
said East line S O1°27'42" E 1303. 12 feet to the Northerly line
of the South 12 Rods of said Northeast Quarter as described in
Book 540, Page 105, recorded in Larimer County records; thence
along said Northerly line N 89°44' 14" W 2675.17 feet to the West
line of said Northeast Quarter; thence along said West line
N 00046'37" W 2265.85 feet to a point on the South right-of-way
of Harmony Road, said point bears S 00046'37" E 120.00 feet from
the Northwest corner of said Northeast Quarter; thence along said
South right-of-way S 89022 ' 30" E 933 . 10 feet ; thence
S 00°37'30" W 946.00 feet; thence S 89022'30" E 1750.00 feet to
the Point of Beginning.
The above described tract of land contains 100.287 acres and is
subject to all easements and rights-of-way now on record or
existing.
Section 2. That the Zoning District Map adopted by Chapter 29 of the
Code of the City of Fort Collins be, and the same hereby is, amended by
changing the zoning classification from T Transition District to B-P
Planned Business District for the following described property in the City
known as the Wild Wood Farm Tract B Rezoning:
A tract of land located in the Northeast Quarter of Section 5,
Township 6 North, Range 68 West of the 6th Principal Meridian,
Larimer County, Colorado, being more particularly described as
follows:
Considering the North line of the Northeast Quarter of said
Section 5 as bearing S 89°22'30" E and with all bearings
contained herein relative thereto:
Commencing at the Northeast Quarter of said Section 5; thence
along the East line of said Northeast Quarter S 01°27'42" E
111.88 feet to the POINT OF BEGINNING; thence continuing along
said East line S 01°27'42" E 954.82 feet; thence N 89°22'30" W
1750.00 feet; thence N 00°37'30" E 946.00 feet to a point on the
South right-of-way of Harmony Road; thence along said South
right-of-way S 89°22'30" E 723.04 feet; thence S 86°50'30" E
113.20 feet to a non-tangent curve to the Northeast having a
central angle of 05044' , a radius of 5810.00 feet and the chord
of which bears N 87045'30" E 581 .10 feet; thence along the arc of
said curve 581 .34 feet; thence N 84°04'30" E 218.60 feet; thence
S 48°37'00" E 67.80 feet; thence N 84°04'30" E 30.40 feet to the
Point of Beginning.
The above described tract of land contains 37.905 acres and is
subject to all easements and rights-of-way now on record or
existing.
Section 3. That the zoning granted herein is expressly conditioned
upon the entire above-described property being developed as a planned unit
development in accordance with the Ordinances of the City of Fort Collins.
Section 4. That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance.
Introduced, considered favorably on first reading, and ordered
published this 3rd day of May, A.D. 1988, and to be presented for final
passage on the 17th day of May, A.D. 1988.
