OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING CHAPTER 29 OF THE CODE OF THE
CITY OF FORT COLLINS, COMMONLY KNOWN AS THE
ZONING ORDINANCE, AND CLASSIFYING FOR ZONING PURPOSES
THE PROPERTY INCLUDED IN THE
TIMAN ANNEXATION
TO THE CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS as follows:
Section 1. That the Zoning District Map adopted by Chapter 29 of the
Code of the City of Fort Collins be, and the same hereby is, changed and
amended by including the property known as the Timan Annexation to the City
of Fort Collins, Colorado, in the B-P Planned Business District:
A tract of land located in Section 11 and Section 14, Township 6
North, Range 69 West of the 6th P.M. , County of Larimer, State of
Colorado, being more particularly described as follows:
Considering the South line of the Southeast Quarter of said
Section 11 as bearing S 89003'47" W and with all bearings
contained herein relative thereto:
Commencing at the Southeast corner of said Section 11; thence
along said South line S 89°03'47" W 420.00 feet to the POINT OF
BEGINNING; thence S 00°04'00" E 30.00 feet; thence S 89°03'47" W
860.95 feet to a point on the East line of the Trilby Heights
Third Annexation; thence along said East line N 00°56'13" W 30
feet to a point on the South line of the Southeast Quarter of
said Section 11 ; thence along said South line S 89°03'47" W
1281.40 feet to the South Quarter corner of said Section 11 ;
thence along the South line of the Southwest Quarter of said
Section 11 S 89005' 18" W 2094.81 feet; thence S 00°54'42" E 30.00
feet; thence S 89°05' 18" W 295.16 feet; thence N 00°54'42" W
30.00 feet to the South line of the said Southwest Quarter;
thence along said South line S 89°05' 18" W 300.00 feet to the
Southwest corner of said Section 11; thence N 00°54'42" W 30.00
feet; thence N 89005118" E 2689.96 feet; thence N 89°03'47" E
1603. 11 feet; thence N O1°30'15" W 2614.47 feet; thence
S 88°47'46" E 982.97 feet; thence S 00°05'20" W 2107.05 feet;
thence S 89°03'47" W 371.38 feet; thence S 00°04'00" E 500.97
feet to the Point of Beginning.
The above described tract contains 56.51 acres more or less and
is subject to all easements, restrictions and rights-of-way now
on record or existing.
Section 2. That the zoning granted herein is expressly conditioned
upon the entire above-described property being developed as a planned unit
development in accordance with the Ordinances of the City of Fort Collins.
Section 3. That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance.
Introduced, considered favorably on first reading, and ordered
published this 3rd day of May, A.D. 1988, and to be presented for final
passage on the 7th day of June, A.D. 1988.
