OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING CHAPTER 118 OF THE CODE
OF THE CITY OF FORT COLLINS,
COMMONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY KNOWN AS
THE CSU BULL FARM IN THE CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1 . That the Zoning District Map adopted by Chapter 118 of the
Code of the City of Fort Collins be, and the same hereby is, amended by
including the property known as the CSU Bull Farm in the City of Fort
Collins, Colorado, Tract A in the B-P, Planned Business Zoning District and
Tract B the R-P, Planned Residential Zoning District:
Tract A
A tract of land located in the N 1/2 of Section 15, T7N, R69W of the Sixth
P.M. , Larimer County, Colorado being further described as follows:
Considering the south line of the NW 1/4 of the said Section 15 as bearing
N 89°23'40" W and with all bearings contained herein relative thereto.
Beginning at the center quarter-corner of the said Section 15, thence,
along the south line of the said NW 1/4, N 89°23'40" W, 1179.89 feet;
thence, N 00°03'08" E, 50.00 feet; thence, S 89°23'40" E, 1477 .44 feet
to a meander line which approximates the centerline of the Larimer County
Canal No. 2; thence, along the said meander line on the following courses:
N 12031-57" E, 158.98 feet; thence,
N 52031157" E, 120.00 feet; thence,
N 65031157" E, 120.00 feet; thence,
S 87013154" E, 162.77 feet; thence,
N 79-28104" E, 202.61 feet; thence,
N 61000106" E, 101.12 feet; thence,
N 39031157" E, 50.00 feet; thence,
N 14031157" E, 60.00 feet; thence,
N 09028-04" W, 196.95 feet;
Thence, leaving the said meander line, S 89°28'04" E, 299.49 feet to a
point which is 30 feet west of the west line of the SW 1/4 of the NE 1/4 of
said Section 15 per Book 1635 page 472 recorded with the Larimer County
Clerk and Recorder; thence, along a line which is 30 feet west of the said
west line of the SW 1/4 of the NE 1/4 of said Section 15, S 00°08'25" W,
654.80 feet to a point which is 50.00 feet north of the south line of
the NE 1/4 of the said Section 15; thence, N 89°23'40" W, 1001 .59 feet to
the point of beginning .
The above described tract of land is a part of a tract of land on record
with Colorado State University Facilities Construction called "SURVEY
DIAGRAM" dated March 10, 1983, by Gary L. Boyack and James M. Nichols.
The above described tract of land contains 8.69 acres more or less and is
subject to all easements and rights-of-way now of record or existing.
Tract B
A tract of land located in the N 1/2 of Section 15, T7N, R69W of the
Sixth P.M. , Larimer County, Colorado being further described as follows:
Considering the south line of the NW 1/4 of the said Section 15 as bearing
N 89°23' 40" W and with all bearings contained herein relative thereto.

N 36033146" E, 24.67 feet; thence, leaving the said
meander line and along the south line and the south line extended of Miller
Brothers Third Subdivision, a subdivision recorded with the Larimer County
Clerk and Recorder, N 89°27'52" W, 857.48 feet; thence, along an east line
of Miller Brothers Third Subdivision Fourth Filing, a subdivision recorded
with the Larimer County Clerk and Recorder, S 00°03'08" W, 974.82 feet to
the point of beginning.

The above described tract of land is a part of a tract of land on record
with Colorado State University Facilities Construction called "SURVEY
DIAGRAM" dated March 10, 1983, by Gary L. Boyack and James M. Nichols .
The above described tract of land contains 35.04 acres more or less and is
subject to all easements and rights-of-way now of record or existing.
Section 2. That the zonings granted herein are expressly conditioned
upon the entire above described properties being developed as planned unit
developments in accordance with the Ordinances of the City of Fort Collins .
Section 3. That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance.
Introduced, considered favorably on first reading, and ordered pub-
lished this 19th day of February, A.D. 1985, and to be presented for final
passage on the 19th day of March, A.D. 1985.
