OF THE COUNCIL OF THE CITY-UF FORT COLLINS
AMENDING CHAPTER 118 OF THE CODE
OF THE CITY OF FORT COLLINS,
COMMONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE SPRINGBROOK TWO ANNEXATION TO THE
CITY OF FORT COLLINS , COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1. That the Zoning District Map adopted by Chapter 118 of
the Code of the City of Fort Collins be, and the same hereby is, changed
and amended by including the property known as the Springbrook Two Annex-
ation to the City of Fort Collins, Colorado, in the R-P, Planned Residen-
tial District:
Lots 1, 2 and 3 of subdivision of a part of the West 112 of the
Northwest 1/4 of Section 27, Township 7 North, Range 69 West of
the 6th P.M. , and 1 Rod along the East line of the West 112 of
the Northwest 1/4 joining the County Road and said Lot 1 all
situate in the Northwest 1/4 of the Northwest 1/4 of Section
27, Township 7 North, Range 69 West of the Sixth P.M. , Larimer
County, Colorado and being more particularly described as fol -
lows: Considering the North line of the said Northwest 1/4 as
bearing S 89°31' E and with all bearings contained herein rela-
tive thereto is contained within the boundary lines which begin
at a point on the North line of the said Northwest 1/4 which
bears S 89°31 ' E 1298.85 feet from the Northwest Corner of
said Section 27 and run thence along said North line S 89°31' E
16.50 feet to the West 1/16 Corner on the North line of said
Section 27; thence along the East line of the West 112 of the
Northwest 1/4 of said Section 27, S 00°04' E 1142.70 feet to the
North line of Hull Street ; thence along said North line, N 89°31'
W 962.85 feet to the West line of said Lot 3; thence along the
boundary line of said Lot 3, N 00°04' W 708.30 feet, and again S
89°31' E 322.50 feet to the West boundary line of said Lot 2;
thence along said West line, N 00°04' W 30.00 feet ; thence along
the North lines of said Lots 2 and 1, S 89°31' E 623.85 feet ;
thence N 00°04' W 404.40 feet to the point of beginning contain-
ing 16.2497 acres more or less .
Section 2. That the zoning granted herein is expressly conditioned
upon the entire above described property being developed as a planned unit
development in accordance with the Ordinances of the City of Fort Collins .
Section 3. That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance .
Introduced, considered favorably on first reading, and ordered pub-
lished this 15th day of January , A.D. 1935, and to be presented for final
passage on the 5th day of February , A.D. 1985.
