OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING CHAPTER 118 OF THE CODE
OF THE CITY OF FORT COLLINS,
COMMONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE STUTE ANNEXATION #2 TO THE
CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1. That the Zoning District Map adopted by Chapter 118 of
the Code of the City of Fort Collins be, and the same hereby is, changed
and amended by including the property known as the Stute Annexation #2 to
the City of Fort Collins, Colorado, in the "B-P", Planned Business
District:
A tract of land situate in the County of Larimer, State of
Colorado to-wit:
Considering the North line of the NE 1/4 of Section 4, T 6 N, R
68 W, 6th P.M. as bearing West and with all bearings herein
relative thereto.
Beginning at a point on the Northerly right-of-way of Colorado
State Highway No. 68 from which the North 1/4 corner of said
Section 4 bears the following five (5) courses and distances : N
90000'00" E 1485.94 feet; N 18017 '24" W 175.88 feet; N 84°17 ' 22"
E 130.74 feet; N 90°00'00" E 400.00 feet; S 84'17 '22" E 201.00
feet; said point also being on the East line of Stute Annexation
No. 1 to the City of Fort Collins and the TRUE POINT OF
BEGINNING; Thence along said Northerly right-of-way line of
Colorado State Highway No. 68 S 88'46 '45" E 419.34 feet; thence
departing said Northerly right-of way line the following two (2)
courses and distances: S 00°23'00" E 151.07 feet; S 02°17 '30" E
2474.85 feet to a point on the West line of that certain parcel
described at Book 2180 Page 0035 records of Larimer County, said
point also being on the Easterly right of-way line of the Fossil
Creek Inlet Ditch; thence along the West line of said parcel and
the Easterly right-of-way line of said ditch the following four
(4) courses and distances: N 24°06'00" W 121.48 feet; N 22°43'56"
W 361.70 feet; N 11°51 '00" W 873.69 feet; N 27°35'00" W 419.56
feet to a point on the South line of said Stute Annexation No.
1; thence departing said West line of said parcel and the
Easterly right of way line of said ditch along the South line of
said annexation N 77°03'25" E 257.19 feet to a point on the East
line of that certain parcel described at Book 2180 Page 0035,
records of Larimer County, Colorado and on the East line of said
Stute Annexation No. 1 ; thence along the East line of said parcel
and said Stute Annexation No. 1 the following four (4) courses
and distances: N 38°26'30" W 176.04 feet; N 04°04'30" W 325.00
feet; N 11°45'00" W 164.06 feet; N 43°48'00" W 101.41 feet to a
point on the Southerly right-of-way line of Colorado State
Highway No. 68 and on the East line of Stute Annexation No. 1;
thence departing said Southerly right-of-way line along the East
line of said annexation N 08°35 ' 22" E 194.86 feet to a point on
the Northerly right-of-way of said Colorado State Highway No.
68, said point also being the TRUE POINT OF BEGINNING, containing
17.14 acres more or less.
Section 2. That the zoning granted herein is expressly conditioned
upon the entire above described property being developed as a planned unit
development in accordance with the Ordinances of the City of Fort Collins.
Section 3. That the City Engineer is hereby authorized and directed
to amend said Zoning District Map in accordance with this Ordinance.
Introduced, considered favorably on first reading, and ordered
published this 20th day of August , A.U. 1985, and to be presented for final
passage on the 17th day of September, A.D. 1985.
