Dear James Rowley,
The Larimer County Assessor lists you as the owner of the above referenced address.
It has been brought to our attention that the referenced property has had windows replaced and some
interior remodel work. After an investigation it was found that windows were in fact replaced at the
referenced address without any building permits issued putting you in violation of the 2021 International
Residential Code(IRC) as adopted by the city of Fort Collins.
2021 IRC Sections:
R105.1 Required.Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair,
move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter,
repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of
which is regulated by this code, or to cause any such work to be performed, shall first make application to
the building official and obtain the required permit.
This notice allows you 30 days from the date of this letter to have a building permit issued. Please notify
me within 30 days of the date of this letter to verify that the above item has been corrected.
Failure to comply with this notice of violation is grounds for the City of Fort Collins to issue you a citation
to appear in court and fines up to 3,000.00 dollars per day from the date of the violation.
