Mr. Foster,
It is our understanding that the exterior wall framing at the stairwells differed than what was shown
on the design drawings (provided by CTL Thompson, Project#FC09907.011,dated 07/25/2022).
Personnel from our office have inspected the as-built construction for conformance with the design
codes.
The as built framing at the balloon framed walls at the stairs were framed using single 2x6 studs
at 16"on-center, where the structural plans indicated (2)2x6 studs at 16"on-center. The balloon
framed wall have been checked for the design wind loads and it has been determined the single
2x6 studs pass minimum design loads regarding strength. Although the studs pass minimum
strength criteria, they do not pass the maximum recommended deflections for flexible finishes
such as drywall.
Since deflection is a serviceability concern, a fix for the balloon framed wail is not required if the
contractor accepts the additional risks due to excessive deflection. The deflections risks include
but are not limited to; drywall cracking, windows sticking at the stairs, and potential visual
defects prior to drywail cracking.
