This notice is being sent to you as a follow-up to the rental inspection that was performed at 3543
TRADITION DR. Records indicate you are the owner or property manager of the above-referenced
address. The inspection was requested by your tenant for the purpose of verifying compliance with the
Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2021 International
Property Maintenance Code, (IPMC)) as adopted by the City of Fort Collins.
The inspection determined the following list of items that are not in compliance with the Rental Housing
Code and need to be corrected. The list also includes maintenance suggestions and details on which work
will require a building permit.
ELECTRICAL FACILITIES
Does Not Meet All electrical equipment, wiring and appliances must be properly installed and
maintained in a safe and
approved manner.
This must be brought into compliance within 30 days.
There are multiple outlets that are loose throughout the home. These need to
be properly secured around the home.
Does Not Meet Receptacle outlets installed in kitchens, garages, unfinished basements and
exterior locations must be protected by ground fault circuit interrupters
(GFCls).
This must be brought into compliance within 30 days.
A permit is required for this scope of work
The outlets on the east side of the kitchen around the range and under the
cabinets are not GFCI protected. Replacement receptacles need to meet
2023 NEC requirements
EXTERIOR GENERAL
Does Not Meet Building, sidewalks, outbuildings, and fences generally must be in good repair
and free from hazards like damaged and loose building components.
This must be brought into compliance within 30 days.
There are multiple gutter downspouts that are not draining properly away fron-
the foundation. This has caused the ground to settle and create negative
drainage around the home. This needs to be corrected to ensure drainage of
water is away from the building and that the drainage is sloped away.
The french drain cover at the bottom of the staircase on the back side of the
home is broken. The french drain becomes clogged and does not drain
properly when raining. The drain needs to be corrected to drain properly to
help prevent flooding to the basement.
The front step to the front deck is to high and does not meet code
requirements creating a tripping hazard.
Recommendation General - Maintenance Recommendations
This must be brought into compliance within 30 days.
There is a lot of paint wearing away and chipping around the building. It is
recommended to correct these issues to help prevent them from becoming a
larger issue.
The decks need to be maintained, they are beginning to get moisture damage
to the planks. It is recommended to correct these issues to help prevent them
from becoming a larger issue.
FIRE SAFETY REQUIREMENTS
Does Not Meet Required emergency escape and rescue opening shall be maintained in
accordance with the code in effect at the time of construction.
This must be brought into compliance within 30 days.
A permit is required for this scope of work
The basement bedroom that is being used that does not have an egress
window is not allowed to be a bedroom. Windows are required in basement
bedrooms for egress, ventilation, and light.
Does Not Meet Smoke alarms (electric or battery operated) must be installed in each of the
following areas:
o On the ceiling or wall outside of each separate sleeping area in the
immediate vicinity of bedrooms
o In each room used for sleeping purposes
o In each story within a dwelling unit, including basements.
This must be brought into compliance within 30 days.
A permit is required for this scope of work
Need to have up-to-date, functioning, interconnected smoke detectors in each
sleeping room and in the
hallways outside of the bedrooms. The basement smoke detector is over 10
years old and will need to be replaced. (Will need permit if hardwiring smoke
detectors) Each bedroom needs interconnected smoke detectors.
INTERIOR GENERAL
Does Not Meet All floors, walls, stairs, doors and windows are to be maintained in good repair
and free from decay or defective
surfaces.
This must be brought into compliance within 30 days.
The storm doors on the exterior do not close properly (missing the spring to
close), are damaged and falling apart.
Window in the west upstairs bedroom does not stay open. It falls down when
opened.
Does Not Meet All stairs must have handrails and guardrails installed and be solidly attached.
This must be brought into compliance within 30 days.
Missing handrail going downstairs in the home. The handrail will have to meet
code requirements.
Does Not Meet Windows and doors must be capable of keeping wind and elements out
This must be brought into compliance within 30 days.
Flooding happens to the basement due to drainage issues of the exterior. The
water comes through the basement door and floods the basement. This will
need to be correct to ensure water and other elements do not get into the
home.
The basement door is not able to latch and there is light and weather coming
from around the door as there are gaps between the door and the frame.
Does Not Meet Windows located within 6 feet of the ground are required to have locks for
security.
This must be brought into compliance within 30 days.
Basement windows have the locks broken on them. These need to be
replaced to allow the windows to lock.
MECHANICAL FACILITIES
Does Not Meet All mechanical appliances must be properly installed and maintained in a safe
working condition.
This must be brought into compliance within 30 days.
A permit is required for this scope of work
The dryer vent is not properly installed correctly. The material used is not
allowed, is not properly sealed and is not properly connected. This will require
a mechanical contractor to correct.
The dishwasher was not working at time of inspection. If it is installed it needs
to be in working order.
Missing the temperature control knob for the electric baseboard heat in the
upstairs bedroom.
PLUMBING FACILITIES
Does Not Meet Ali plumbing fixtures must be maintained in a safe, sanitary and functional
condition, free from obstructions, leaks and defects.
This must be brought into compliance within 30 days.
The left faucet handle in the basement bathroom leaks when water is turned
on.
UNPERMITTED WORK
Does Not Meet Work Without Permit
This must be brought into compliance within 30 days.
A permit is required for this scope of work
The water heater was replaced in 2012 without a permit. There are multiple
issues with the installation of the water heater that will need to be corrected.
These issues include but are not limited too, T&P is wrong, need electrical
disconnect within sight of water heater or breaker locking mechanism in
panel.
We have no record of a basement finish for this property, when the original
permit was submitted for the home in 1991 the permit indicated that there
was only three bedrooms. This would indicate that the basement was not
finished at time of original construction. This basement will need to be
permitted and proper inspections taken place, unless the owner has
documentation or records of the basement being permitted and can provide
them for our record.
VENTILATION
Does Not Meet Every bathroom and toilet room must have an openable window to the exterior
or have an exhaust fan, ducted
to the exterior.
This must be brought into compliance within 30 days.
A permit is required for this scope of work
The bathroom vents are not venting to the exterior. They are venting to the
attic. These will need to vent to the exterior.
You will also receive mailed notice of these violations.
The property owner or responsible party will be required to schedule an inspection when the work is
completed to verify that ail work has been performed and is in conformance with the property maintenance
code. This re-inspection can be scheduled by phone at 970-657-9521 or through email at

Pursuant with City Code Chapter 1 section 15 and Chapter 5 article 11 division 3, Failure to comply with this
notice of violation is grounds for the City of Fort Collins to issue you a citation to appear in court and fines up
to 3,000.00 dollars per day from the date of the violation.
