The Larimer County assessar's office lists you as the owner of the above referenced address.
This letter is to inform you that our re�ords show that a Demol tion permit (B2300336) are in expired
status putting you in violation of the 2021 International Residential Code (IRC} as adopted by the city of
Fort Callins.
2021 IRC Sectians:
R105.1 Required. Any owner ar owner's authorized agent who intends to construct, enlarge, alter, repa'r,
move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter,
repair, remove, convert or replace any electrical, gas, mechan�cal or plumbing system, the insta lation of
which is regulated by this code, or to cause any such work to be performed, shall first make application ta
the building official and abtain the required permit.
R105.5 Expiration. Every permit issued shall become inva id unless the work authorized by such permit is
commenced within 180 days after its issuance or after commencement of work if more than 180 days
pass between inspections. The building official is authorized to grant, in writing, one or more extensions
of time, for periods not mare than 180 days each. The extension shall be requested in writing and
justifiable �ause demonstrated.
This notice allows you 30 days from the date of this letter to reactivate the permit and schedule an
inspection on the plumbing work. Please notify me within 30 days of the date of this letter to verify that
the above item has been corrected.
Failure to comply with this notice of violation s grounds for the City of Fort Collins to issue you a citation
to appear in court and fines up to 3,000.00 do lars per day from the date of the violation.
