The Larimer County assessor's office lists you as the owner of the above referenced address.
This letter is to inform you that our records show that a residential Mechanical and Plumbing permit
{B�300174 and 82300173) is in expired status putting you in violation of the 2021 Internationa!
Residential Code {IRC) as adopted by the city of Fort Collins.
2021 IRC Sections:
R1QS.1 Required. Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair,
move, demolish or change the occupancy of a building or structure, or to erect, install, enEarge, alter,
repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of
which is regulated by this code, or to cause any such work to be perfarmed, shall first make application to
the building official and obtain the required permit.
R105.5 Expiration. Every permit issued shall become invalid unless the work authorized by such permit is
commenced within 180 days after its issuance ar after commencement of work if more than 180 days
pass between inspectians. The building official is authorized to grant, in writing, one or more extensions
of time, for periods not more than 180 days each. The extension shall be requested in writing and
justifiable causE demonstrated.
7his notice allows you 30 days from the date of this letter to reactivate the permit and schedule an
inspection on the plumbing work. Please notify me within 30 days of the date of this letter to verify that
the above item has been corrected.
Failure to comply with this notice of violation is grounds for the City of Fort Collins to issue you a citation
to appear in court and fines up to 3,000.00 dollars per day from the date of the violation.
