Scope of Observation: To make a determination of structural integrity of holes cut in floor
joists. The joist were cut and reinforced in a way that is structurally
sound.

Observations
• The observed new construction, described in the scope above, meets the requirements indicated
in the above referenced ES Denver report. ES Denver was not on site during the installation
but observed the completed construction to be structurally sound. Based on our limited
observations, it appears that the observed new construction was performed in general
compliance with the recommendations.
• Additional Notes:
The performance of the new construction is dependent upon maintaining the proper grading and
drainage of surface water. The property, owner should be made aware of the importance of providing
and maintaining proper grading and drainage around the perimeter of the structure.

Deliverables
All items observed were found to be structurally sound and up to building code and the standards of
ES Denver.
Contractor Responsibilities
Engineering Studio Denver performed a full observation of the work site and thoroughly examined all
new construction areas in accordance with the engineering standards of ES Denver.
Limitations of Services
a. This report is based on the available data and the limited accessibility of the elements and
compounds of the structure. No invasive testing was conducted.
b. The opinions and assessment of this structure are based on accepted general practice and are
limited to the data available to our office. ES Denver makes no warranty on the continued
structural integrity of the property.
c. Stability of soils in Colorado are unpredictable and unknown for what future condition may
exist.
d. Based on this information, the value of the observation given is mutually agreed to be limited to
the cost of the observation report.
