Dear Scott,
Records indicate you are the owner of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 7/24/2019 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
1. Our records show this is a low -density property. You cannot use this property as a duplex. Any
individuals that rent the basement shall have access to the cooking appliance on the main floor to
prepare their meals.
2. Our records do not show any permits for the basement finish. You shall higher a contractor to obtain
the necessary permits for the basement. And shall bring the basement up to the 2018 IRC building
codes.
3. The two bedrooms in the basement do not have egress windows. You shall obtain the proper permits to
cut in new egress windows.
4. Need to hire a pest control company to exterminate the wasp nest in the roof fascia on the west side of
house.
5. Need window well covers for windows that are in the walkway to the back door.
6. Walkway to back door has cracks and is causing a tripping hazard. Need to repair make flat
7. Need to install a solid door on the back of the house and shall have a handle lock and deadbolt for
security
8. Need to install a handrail going to the basement
9. Need to repair broken step on the stairs
10. There is no glass in the basement kitchen window
11. Need to GFCI all outlets in the laundry room and Kitchen
12. Open ground on electrical in laundry
13. Dishwasher drain is not correct.
14. Replace broken tile on the floor
15. Wood floor and wall is water damaged and appears to be moldy due to water leak from bathroom toilet
area. All this needs to be fixed and mold needs to be properly mitigated

16. Need to have an electrician check out the wiring for light fixtures that are flickering
17. Faucets are leaking
18. GFCI in second bathroom are not working
19. Need ventilation in second bathroom installed
20. Replace the floor covering in bedroom due to filth and being unsanitary
21. Add smoke detectors in bedroom
22. Missing screens
The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.
If you (owner or manager) desire a hearing before the Building Review Board to contest this notice and order to
repair, The (owner or manager) shall request a hearing, in writing, to the code official within ten (10) days of
mailing of the notice.
Failure to timely file a request for such hearing shall be a waiver of the right to contest the assessment or order
at any later date.
You are- required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued
