We are writing regarding our basement finish project at our home. We would like to get
our bathroom done downstairs as part of the project, but our understanding is that a
backwater valve would be needed. It has come to our attention that the installation of the
backwater valve would complicate the project immensely, making it economically
unfeasible for us, as it would require moving the gas appliances (hot water heater and
furnace), and a lot more concrete, cutting.
We would have the backwater protection that is possible for the sink and shower installed ,
and understand that not having a backwater valve for all bathroom fixtures could result in
sewage backup.
Should our variance request be approved, and such sewage backup occur in the future as
a result of the absence of a backwater protection valve, we would hold neither the City of
Fort Collins Building Department nor Patrick Plumbing responsible. We do understand
the risk taken should the variance be granted.
