Dear Chelsea,
Records indicate you are the owner of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 5/1512019 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of -Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
(Main building)
This building was approved as a 10-room boarding house R-2 in 1993
Building was changed to B/A-3 Hostel R-1 without city approval. This change requires permitting.
The inspection determined items for the main building that are not in compliance with the Rental Housing Code
that need to be corrected:
1. Windows in bedrooms do not meet egress. Minimum requirements when permitted was 5.7 Sq. ft of
clear openable space.
2. Windows have A/C units secured to window sashes. Remove all brackets
3. Need to have screens installed on openable windows between May 15`h through September 15`h
4. Install graspable handrails on interior and exterior stairs with returns
5. Guard rails to be installed on exterior stairs and landings that are over 3 steps and are also over 30
inches in height at grade. Handrails need to be between 30 and 42 inches tall
6. Landing on west side needs repairs
7. Exterior door and jamb on west side needs to be repaired
8. Install smoke detectors and carbon monoxide detectors per code
9. Trip hazards in concrete walkways front and east side. Cannot have more than a 1/4 inch difference in
height.
10. GFCI outlets in laundry room.
11. Have electrician repair any broken switches, outlets, missing junction boxes, secure boxes and lighting.
Cannot use extension cords for permanent lighting. (crawl space).
12. Secure electrical conduit in solarium.
13. Remove plant vines from EXIT sign in solarium
14. Correctly identify service disconnect panel
15. Step in solarium is not correct. cannot be over 3/8-inch difference
16. Need correct clearance for basement boiler

17. Kitchen installed in lower unit does not appear to have been permitted. Does not have any countertop
outlets.
18. Open ducting in crawl space to upper units. Need to verify use.
19. Vent for second floor toilet compartment is incorrect. Cannot vent into hallway.
20. Install down spout extensions for correct drainage
21. Seal all exterior penetrations
22. Install exterior trim around newer windows
23. Patch holes in kitchen pantry floor
24. Have electrician verify buildings are correctly bonded.
(Second building)
This building was approved as an 8 room R-2
Building was changed to an over under duplex without city approval. This will require a permit.
The inspection determined items for the secondary building that are not in compliance with the Rental Housing
Code that need to be corrected:
1. Exterior guard rail requires a graspable handrail with returns
2. Portions of guard rails have rotted and need to be replaced
3. Seal all exterior penetrations. Including around windows.
4. Facia and soffits need to be weather protected. (painted)
5. Replace cracked window in bedroom of lower unit
6. Install screens in windows between May 151h and September 151h
7. There is no ventilation for gas range
8. Secure electrical sub panel with correct screws
9. Re -label breakers in sub panel writing has faded to point of not legible.
10. Need exterior lighting at entry doors
11. GFCI protect kitchen outlets and laundry room outlets
12. Need high and low combustion air in mechanical room
13. Nonmetallic conductors are touching furnace flue. Need to secure conductor above flue.
14. Cannot use mechanical room as storage
15. Nonmetallic conductors in laundry area unprotected and terminates in 220 outlet.
16. Laundry piping is not secured. And only one water line piped to laundry box
17. Laundry wall needs to be repaired. Drywall is damaged
18. Dishwasher electrical is not correct
19. Windows do not meet egress requirements and windows have secured bracket installed. Need to remove
all window brackets
20. Wall is water damaged above shower. Need to repair
21. Need to install privacy locks on bedroom doors.
22. Need smoke and CO2 detectors per code.
23. Replace laminate floor transition strip causing trip hazard.
24. Recommend removing tree growing next to foundation on back of building. Could eventually cause
structural damage.
The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.

Issues with the egress windows must comply no later than 6-14-19. Rooms shall not be occupied if the
replacement of the windows goes beyond the deadline.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued.
