As requested, I met with you at 103 Frey Ave on April 11, 2019 to observe and
evaluate the structural support and adequacy of an egress window opening that
is part of a remodel and in response to a Fort Collins Building Department
inquiry. 103 Frey Ave is a single story, wood framed, single family residence that
is over 75 years old. The new egress window is being installed in an existing
basement window opening on the eastern side of the residence, and its support
is carrying a portion of the existing main
level floor framing. The opening is in a
concrete block basement wall that has
Code compliant width but will require
increased depth. .:......

remodel. Based on•the International
Residential Code (IRC) 2018, 40 psf main C•`1`j••, ; 'c�� ,

140 mph, Exp B, it is my professional
opinion the window opening structure is
safe and Code compliant.
