College Ave. Unit B Fort Collins, CO 80524 RE A404 E. Pitkin, Fort Collins, Co 80524 Parcel Number: 8718305037 Dear Cesilie, Records indicate you are the manager of the above referenced address. This letter is to inform you that an inspection of this property was performed on 8/6/2018 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. Need to repair or replace concrete going up to house. Causing trip hazard 2. Need to GFCI 2 outlets in garage, 3 outlets in laundry room and exterior 3. Replace water damaged base trim in bathroom off laundry 4. Need to spring load garage service door 5. Paint is chipping on ceiling of main bath need to re -paint. Recommend testing for lead before removing paint chips. 6. Need to have screens on all windows 7. Hire pest control company to remove all hornet nests on or around house. And spray for spiders due to cobwebs on house 8. Replace broken window in basement 9. Need to fix drainage away from house. Causing water issues inside basement windows. 10. Patch basement ceiling due to water damage. 11. Remove all plastic from room in basement that was converted to a grow and verify no mold issues exist. If it does need to mitigate mold. 12. Install door on back sun room 13. Clean all gutters 14. Remove any tree limbs that are touching the house or gutters 15. Fix grading east side of garage causing settling on garage wall 16. Large crack in brick east side of house also same location in garage wall and concrete floor. Need engineer to evaluate structural condition and make recommendations to correct. then have contractor make repairs. The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. No Text
