Collins, Colorado Advanced Engineering, LLC Project Number 3161-01-01A Dear Mr. Walsh: We have visually observed portions of the above referenced town home on May 2, 2018. The purpose for this observation was to provide structural consulting related to water damage. We observed portions of the exposed framing at the exterior of the home, we have not observed the interior. The following is our observations, opinions and recommendations. The west edge of the second floor extends several feet beyond the main level garage wall. At the time of our observation, portions of the siding and the wall sheathing (drywall) had been removed from the exterior face of the second floor wall. The exposed framing had obvious water damage, apparently due to a plumbing leak. We observed the bottom of the second floor wall framing, the edge of the OSB floor sheathing, several 2x plates and OSB shims, and a steel beam running the length of the wall line. The floor joists could not be seen. It was apparent the floor had gyperete above the OSB sheathing. In order to further evaluate the damage and the framing that was not visible, we recommended exposing the floor joists. We also recommended repairing or replacing any rotten framing, and treating the stained framing with a fungicidal paint to prevent mold and further rot. On May 29, 2018 we again visited the site and observed portions of the repairs from the exterior. We were informed that the rotten framing had been removed and replaced. We could see the new framing and portions of the original framing that was painted white. The contractor informed us that the white paint was a fungicidal product. They also stated the OSB floor sheathing was rotten to the floor truss beyond the steel beam (parallel with the beam), however the floor truss appeared in good condition. The floor truss was no longer visible from the exterior at the time of our observation. We recommended the floor be opened up from the inside of the living space to allow replacement of the OSB floor sheathing. Again we recommended the adjacent stained framing be treated with fungicidal paint. Based on the photographs, it appears the repairs were installed in general conformance with our recommendations and are comparable to the original conditions. The recommendations and conclusions presented in this letter are based solely on a visual review of portions of the described structure, your directions, information provided by your contractor and the referenced photographs. The engineer's opinions of the described portions of the home are based solely upon information obtained from readily visible elements (i.e., elements described above) unless specifically noted. Latent structural problems which could not be detected as a result of these limitations may exist. Our review was limited to the items described in this letter, and is not intended to cover other structural, mechanical, electrical, environmental, mold, site grading, or architectural features of the building. Our office has not performed any engineering analysis of the existing framing or foundation elements of the structure or the subsurface soil conditions. Thank you for the opportunity to serve you.
