Our records indicate you are the Owner of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 1/30/2018 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
• Appears to be mice droppings throughout the house need to have a pest control company mitigate the
premises. Will need invoice for proof.
• Need smoke detectors in each bedroom / one smoke detector in hall was not working
• Need to install carbon monoxide detectors within 15 feet of bedrooms
• Weather strip front and back doors
• GFCI protect laundry room outlet and exterior outlet.
• Touch up paint on exterior of house where chipping
• Appears to be a hole under the furnace. Possible place where mice are getting in.
• Records indicate this was originally a two -bedroom house There are no permits pulled to convert what
appears to be a garage into a bedroom. You must have a licensed contractor pull an after the fact permit
to bring this bedroom up to today's codes. A permit must be obtained within the thirty -day time line.
All the other items must be completed 30 days from the date at the top of this inspection result letter.
The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice

Any electrical work needs to be performed by a licensed electrician.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued
