Box 580 Fort Collins, CO 80522.0580 970.416.2740 970.224.6134- far fcgov.com Building Code Violation Notice It has come to my attention that the referenced address, listed on AirBnB as a short term rental is advertising the basement which includes a full working kitchen. The building permit to finish the basement #131700692, which you obtained as the owner builder, clearly indicated that no cooking appliances were allowed. The building inspector failed the first final inspection indicating that no cooking was allowed. The cooking appliances were removed in order to pass the second final inspection, only to be re -installed after the inspection. This notice is to inform you that you are in violation of adopted City codes and that you are hereby ordered to remove the microwave and cook stove. As part of the removal the electrical circuits needed to power these appliances, shall be cut back at the electric panel and at the supply outlets so that no breaker or outlet can be reinstalled at a later date. . These appliances shall be removed and a re -inspection performed, verifying that the electric circuits have been affectively removed. This re -inspection shall be scheduled by you and shall take place within 14 days of the date of this notice. City sales tax office has been notified and any Short Term Rental license involved with this address will be reviewed. Be advised that your actions of removing the appliance and re -installing the appliances after the final inspection constitute a blatant disregard for adopted codes. The steps that you have taken to circumvent the laws of the City of Fort Collins will have an impact on any legal actions taken by the City to assure compliance. I have discussed this case with my lead inspector Sam Hancock, please contact Sam at 416-2348 to schedule the re -inspection. Failure to comply with this notice will be grounds for the City to pursue all legal avenues available to remove the violation, up to and including a summons to appear in municipal court where fines of up to $2,750 0 per day per violation can be assessed.
