Permit #Is B1508 7 / B1508509 / B1508511 / B1508559 / B1508519 / B1508515 Dear Mr. and Mrs. Laner, Excavation observations were completed by Soilogic, Inc. during the period of Tuesday, May 3, 2016 to Saturday, May 7, 2016. It is our understanding that during these observations, Soilogic, Inc. directed the excavation to extend through all undocumented near -surface fill material and as a result, the excavation was deeper than anticipated, requiring taller foundation walls. In lieu of installing taller foundation walls, the contractor decided to place approved, compacted backfill material in order to raise the elevation of the excavation. Testing of the overexcavation/backfill materials was also completed by Soilogic, Inc. during the above referenced period. A residential site observations report summarizing the observations and testing results was prepared by Soilogic, Inc., titled "Residential Site Observations Report; Lots MI — M6 and GI — G6, Block 5, Old Town North Subdivision; Jerome Street, Fort Collins, Colorado'; Soilogic Project # 15- 1216; report dated May 18, 2016. Allowable soil bearing capacities noted include a maximum net allowable soil bearing pressure of 1,500 pounds per square foot (dead load plus full live load), and a minimum dead load pressure of 500 pounds per square foot. The above referenced residential site observations report by Soilogic, Inc. has been attached for immediate reference. These lots are suitable for a spread footing foundation system. The foundation plan for the proposed 6-plex structure prepared by Shear Engineering Corporation dated December 2015 was used. Footings were designed for a maximum allowable bearing capacity of 1,500 pounds per square foot (dead load plus full live load) and a minimum dead load of 500 pounds per square foot according to the recommendations of the site -specific geotechnical exploration report prepared by Soilogic, Inc. titled "Geotechnical Subsurface Exploration Report; Lots M1 - M6 and G1 - G6, Old Town North Subdivision; Jerome Street; Fort Collins, Colorado; Soilogic Project #15-1216; report dated September 9, 2015. Shear Engineering Corporation was present on Wednesday, May 18, 2016 for footing formwork and footing reinforcing placement observations. Shear Engineering Corporation was present on Wednesday, June 1, 2016 for foundation wall reinforcing placement observations. These observations were made to confirm that footing formwork and reinforcing placement and foundation wall reinforcing placement were completed in substantial compliance with the direction, details and specifications noted on the foundation plan and with modifications approved by Shear Engineering Corporation during construction. 4836 S. During footing formwork and footing reinforcing placement observations, Shear Engineering Corporation verified that Ufer ground rods were sufficiently tied to the strip footing reinforcement mats and extend vertically to meet generally accepted Ufer ground installation requirements. (Soilogic) personnel have completed the residential site observations you requested for the referenced project. The results of our observations are included with this report. During the referenced period, a Soilogic field engineer observed the foundation bearing materials for footing foundations for the referenced multi -family residence and detached garages. We understand the residence will be a partial three story wood -frame structure constructed as slab -on -grade. The detached garages are expected to be single -story wood frame structures also constructed as slab -on -grade. At the time of our field observation, the garage and residence areas had been excavated to approximate foundation -bearing elevation. As per the recommendations provided in the original subsurface exploration report prepared for the site by Soilogic (Project #15-1216, dated September 9, 2015), the garage and residence foundation excavations appeared to have been extended through the undocumented near -surface fill soils such that all foundations bear on like material. The exposed foundation bearing materials observed in the completed excavations consisted of brown sandy lean clay. Three (3) hand auger borings extended to depths of approximately 3 feet below excavation foundation bearing elevation revealed similar materials extending to the depth explored. Hand probe tests indicated the sandy lean clay was stiff in consistency. Free water was not encountered in the completed hand auger borings to the depth explored at the time of our site visit. Two (2) samples of the sandy lean clay were retrieved from the excavation and returned to the laboratory for supplemental swell/consolidation testing. Based on results of the completed field and laboratory testing and our site observations, it is our opinion the stiff sandy lean clay could be used for support of the residence and garage footing foundations at the design maximum net allowable soil bearing pressure of 1,500 psf. As a precaution, these footings should be sized to maintain a minimum dead - load pressure of 500 psf, or as high as practical on the foundation bearing soils. During the referenced period, Soilogic personnel obtained one (1) representative sample of the soils for laboratory evaluation of the moisture density relationship of that material. The laboratory testing completed on the obtained sample included a standard Proctor (ASTM D-698) test. Results of the completed standard Proctor test were used to evaluate the percent compaction and moisture variability with reworked soils in the field and are included with this report. During the referenced period, Soilogic personnel performed field moisture/density tests on garage and floor slab overexcavation/backfill materials that had been placed and compacted prior to and during our site visits. The field moisture/density tests were completed at random locations and elevations within the backfill areas and were performed in general accordance with ASTM Specification D-2922. Results of the field moisture/density tests completed during the referenced period are included with this report and met the project compaction requirement of at least 95% of the material's standard Proctor maximum dry density and moisture content requirement of -1 % to +3%.
