This letter shall serve as notice that an inspection of this property was recently performed, the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the International Property Maintenance Code that need to be corrected: • Section 702.1 Means of Egress, General: A safe, continuous and unobstructed path of travel shall be provided from any point in a building or structure to the public way. • Section R311.3 Floors and landings at exterior doors: There shall be a landing or floor on each side of each exterior door. Every landing shall have a minimum dimension of 36 inches measured in the direction of travel. The inspection determined that the patio cover on the front of the house has fallen from the house and onto the front deck, blocking egress. You are hereby ordered to provide a safe, continuous and unobstructed path of travel of no less than 36" wide out of the front door of the structure to the public way. No Text
