Records indicate you are the owner of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 9/26/2019 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
1. Need engineer fix for cinder block foundation on both buildings
2. Need to weather protect all exterior trim where paint is missing, and weather protect exterior siding, and
reattach all loose siding
3. All windows on 420 shall be weather tight and operate correctly, and have screens.
4. Need to repair wood deck and exterior door to water heater room
5. Need to properly secure guard rail
6. Shall have an electrician raise the service conductor that run over the walkway to a minimum of 10 feet.
7. Need to repair both roofs
8. Replace rotting roof and sunken floor in water heater room
9. Have an electrician fix all violations in water heater room
10. Gas range does not work properly
11. Need to add smoke detector and carbon monoxide detector
12. Add GFCI in kitchen
13. GFCI in bathroom does not work
14. Need knob for base board heater control
15. Need to permit shed that tenant built.
16. Need an after the fact permit for newer water heater.
The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.
Will need a licensed contractor to make structural repairs and apply for permits
Will need an engineer for foundation repairs and a licensed electrician for the electrical repairs

If you (owner or manager) desire a hearing before the Building Review Board to contest this notice and order to
repair, The (owner or manager) shall request a hearing, in writing, to the code official within ten (10) days of
mailing of the notice. A
Failure to timely file a request for such hearing shall be a waiver of the right to contest the assessment or order
at any later date.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued
