Mulberry St. Fort Collins, CO 80524 RE: 425 Mathews St. Fort Collins, Co 80524 Parcel Number: 9712331002 Dear Manager, Records indicate you are the manager of the above referenced address. This letter is to inform you that an inspection of this property was performed on 12/21/2018 the purpose of which was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City. The inspection determined items that are not in compliance with the Rental Housing Code that need to be corrected: 1. Replace deteriorating front deck boards. 2. Front handrail is loose 3. Replace rotting skirt boards around front of house. 4. ' Most screens are bent need to repair or replace. 5. All exposed wood on the exterior of the house is in need of weather proofing do to chipping, peeling or rotting. 6. Caulk all exterior penetrations on back of house 7. Need an engineer to inspect cracked foundation on back of house in two places and need to inspect brick that is damaged below bathroom window on back of house where it is pushed in. 8. Replace back bathroom window. 9. Reattach conduit on back of house 10. Need to install dryer vent cover. 11. Install handrail on back steps 12. Need to replace concrete walk way that is causing trip hazard 13. Have roofing contractor inspect roof. Several areas that appear to be damaged 14. Need a contractor to inspect chimney on roof. Large crack and is leaning. 15. Joints in stone work may need to be re pointed. 16. Need to clean out stairway on side of house and install handrail. 17. Replace broken light fixture back of house. Install cover plate on junction box in laundry room 18. Need two outlets in kitchen and GFCI protected. 19. Replace vinyl floor in laundry room. 20. Plumbing waist for washing machine is not correct need plumber to correct. 21. Protect exposed romex wire in kitchen above sink. Need an approved wet location light fixture for just above sink. 22. Back door does not seal. 425 Mathews St. Pg. 2 23. GFCI protect outlets in laundry room and bathroom. 24. Install blanks for sub panel 25. Kitchen faucet is leaking 26. Repaint any windows on the inside that are peeling or chipped. 27. Seal counter top 28. Under counter top on wall is what appears to be mold. Need to clean and repair 29. Fix all cracks in walls and ceilings 30. Need to obtain an after the fact permit on the water heater that was installed in 2014 31. Records do not indicate that a permit was issued for the electrical cove heaters that were installed. Need to have an electrician apply for an after the fact permit. 32. Need working smoke detectors throughout all bedrooms. Replace any that are over 10 years old 33. Need CO detectors within 15 feet of bedrooms. 34. Air seal front door. 35. Need to seal or finish main floor. It is ruff and causing slivers. 36. Need correct handrail to second floor. 37. Half round window on second floor room is broken. 38. Front second floor room is not a bedroom has no egress escape window. remove tenant from that room immediately. 39. Replace broken basement window 40. Correct the slope on water heater vent 41. Install outlet cover on basement outlets. 42. Need hand rail to basement 43. Repair all wall and ceiling covering going to basement. 44. Need to verify heat can be maintained with a room temperature 68 degrees F between September 15th through May 151h in all habitable rooms. The temperature measurements shall be measured 3 feet above the floor near the center of the room and 2 feet inward from the center of each exterior wall. This will need to be verified through a third party. The above -mentioned items are considered General Maintenance items and must be repaired within (30) days of the date of this notice. You are required to schedule an inspection when the work is completed to verify that all the work was performed.
