Information provided by tenant, states, you are the manager of the above referenced address
This letter is to inform you that an inspection of this property was performed on 8/30/2017 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City.
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
• Carbon monoxide detector needs to be installed within 15 feet of bedroom
• Need to GFCI protect outlet under kitchen sink and expose entire outlet
• Have licensed contractors verify furnace and water heaters are in good working order. Will need written
verification from contractor
• Screen in bedroom needs to fit properly
• Clean all exterior gutters
• Rotting fascia and soffits Fix fascia and soffits
• Need to correct drainage south side of house
• Have an electrician label meters
• Tree appears to be damaging side of house have engineer verify foundation/slab in good condition
• Tree limbs surrounding flue on roof trim back
• Clear wood from in front of electrical panel
• Patch hole on soffit above electrical service
• Recommend removing light fixture from garage door if garage door is operable
• Remove dirt that is against siding
The above mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.
