Dear Manager,
Our records indicate you are the manager of the above referenced address.
This letter is to inform you that an inspection of this property was performed on 8/15/2017 the purpose of which
was to verify compliance with the Structure and Premises Condition Code of the City of Fort Collins, (Rental
Housing Code, 2006 International Property Maintenance Code, (IPMC)) as adopted by the City
No permits were pulled for deck on east side of house. Need to pull a permit and bring deck up to code.
Records of this house indicate there has never been a permit pulled to have the basement as a second dwelling
unit, or a UDU inspection (Unapproved dwelling unit.) You shall cease and desist in renting the basement out
as a separate dwelling unit and must remove any cooking appliance immediately. You can contact the building
department to start a procedure to permit the second dwelling unit
The inspection determined items that are not in compliance with the Rental Housing Code that need to be
corrected:
• GFCI protect all kitchen, bath, laundry and garage outlets
• Have bathroom fan checked out by a licensed electrician
• Fix bathroom screen
• Smoke detectors do not work replace
• Need CO detectors within 15 feet of all bedrooms
• Fix ceiling at attic access
• Fix jamb at basement bedroom
• Extension cords cannot be used for appliances need to remove
• Air seal door to basement
• Need hand rail at stairs
• Fix foundation cracks and drainage at stair wall
• Fix concrete walking surfaces deteriorating concrete is a tripping hazard
• Install cover for electrical exterior service panel
• Need roof inspected by a licensed contractor
• Need to hire a pest control company to exterminate wasps and hornets

The above mentioned items are considered General Maintenance items and must be repaired within (30) days of
the date of this notice.
Must have the furnace and water heater inspected by a licensed contractor to verify they are in good working
condition. Please send this office a copy of inspection report.
You are required to schedule an inspection when the work is completed to verify that all the work was
performed. Failure to comply with this request may result in a citation being issued
