We have visually observed portions of the above referenced residence on April 14, 2017. The
purpose for this observation was to provide structural consulting related to a proposed interior
remodel project. We observed portions of the interior and exterior of the home, including portions
of the exposed framing at the attic, basement and crawl space The following is our observations,
opinions and recommendations
You have provided a proposed floor plan, which indicates the interior partition walls between the
sun room, family room and dining room are to be removed These walls are bearing for the roof
trusses above, you provided a layout of the trusses New beams will be installed in place of the
removed wall lines to support the trusses. Attached is a copy of your floor plan with our
recommendations for framing to support the roof at these areas. Our recommendations are based
on a 30 psf Roof Live Load and a 15 psf Roof Dead Load. The new beams will bear over the
existing foundation elements, however verification of bearing at the south stair wall will be needed
at the time of construction (a new footing may be needed in the basement)
The recommendations and conclusions presented in this letter and the attached sheet are based on
a visual review of portions of the described structure, information you provided and your directions
The engineer's opinions of the described portions of the home are based solely upon information
obtained from readily visible elements (i.e , elements which do not require the removal of sheathing,
cladding, or covering of any kind) unless specifically noted Our review was limited to the items
described in this letter, and is not intended to cover other structural, mechanical, electrical,
environmental, mold, site grading, or architectural features of the building Any discrepancies or
structural deficiencies revealed during construction should be brought to the attention of the
