Project No. 225-04-17-02 Gentlemen: As requested, on March 1, 2017, we visually observed the excavation at the above referenced location. The purpose of this observation was to verify that the subsurface conditions encountered in the excavation are generally consistent with those outlined in the soils report performed by CTL/Thompson, Inc., Project No. FC06508-115. This letter is not intended to be a summary of the soils report and does not meet the disclosure requirements of Colorado Senate Bill 13, 6-6.5-101. At the time of our observation, the excavation had been completed. The excavation revealed gravelly sand and sandy gravels to the depths excavated for crawl space foundation construction. The subsurface conditions exposed in the excavation appeared to be generally consistent with those described in the above referenced soils report, which recommends a continuous spread footing and isolated pad type foundation system for these subsurface conditions. We also recommend that an exterior perimeter drain be constructed for this structure. Thank you for consulting with us on this phase of the project. Project No. 225-04-17-03 Gentlemen: We have visually observed the footing sizes at the residence under construction at the above referenced location. These observations were performed on March 1, 2017. It is our opinion that the footing sizes, widths and steel reinforcement were in general conformance with the foundation plan, drawn by Crown Engineering, Inc., Job No. 225-04-17- 01, dated February 9, 2017. Howes, 2"d floor Fort Collins, CO 80521 Re: Foundation Wall Steel Reinforcement & Ufer Ground Rod Observation at Lot 12, Block 7, Timbervine 2"d Fil., 387 Pilsner Street, Fort Collins, CO Crown Engineering, Ile. Project No. 225-04-17-04 Gentlemen: We have visually observed the wall steel reinforcing placed in the forms at the residence under construction at the above referenced location. This observation was performed on March 6, 2017. It is our opinion that the steel reinforcement that was placed in the forms is in general conformance with the foundation plan, drawn by Crown Engineering, Inc., Job No. 225-04-17- 01, dated February 9, 2017. A ufer ground rod was also observed to be installed within the foundation wall reinforcing steel. The ground rod was placed per generally acceptable placement recommendations. Howes, 2nd Floor Fort Collins, CO 80521 Re: Perimeter Drain & Damp -proofing Observations at Lot 12, Block 7, Timbervine 2nd Fil., 387 Pilsner Street, Fort Collins, CO Crown Engineering, Ile. Project No. 225-04-17-05 Gentlemen: We have visually observed the perimeter drain being installed around the interior perimeter of the crawl space of the home under construction at the above referenced location. This observation was performed on March 16, 2017. The drain consists of 4" perforated and socked drain pipe. It is placed around the crawl space, interior perimeter. It is our opinion that the drain and sump pit as installed should be an adequate means of draining out any rain, irrigation, or ground water that may filtrate to the crawl space elevation of the home. The damp -proofing has also been applied using standard acceptable practices. Thank you for consulting with us on this phase of the project.
