HomeMy WebLinkAbout2244 Miles House Ave - Correspondence/Building Code - 06/12/2017June 12, 2017 Mr Mike Gebo 6/ 7// Chief Budding Official City of Fort Collins Building Services Department 281 N College Ave Fort Collins, CO 80522 RE: Variance Request regarding use of Two-hour Rated Fire Walls with NFPA 13R fire sprinkler systems Bucking Horse Apartments Buildings, A, A2 & B Fort Collins, Colorado Project No.1529 Dear Mike Based on our meeting on June 12, 2017, the intent of this letter is to request a variance of the following Local Amendment that allows the use of two-hour rated Fire Wall(s) in multi -family R-2 apartment buildings with a NFPA 13R sprinkler systems to be compartmentalized into areas of 6 units with or less in hue of using a full NFPA 13 sprinkler system The variance request is as follows and would apply to type A, A2 and B apartment buildings previously submitted and approved for building permits 1 We are requesting approval of a two-hour fire rating that extends from the foundation to the underside of roof deck with the use of a two-hour rated double wall system between the units as well as between the units and breezeways While these double two-hour rated walls do not meet the "Structural Stability" aspect of Fire Walls, they do provide two hours of protection against fire and exceed the 2012 IBC code without the local NFPA 13 Oamendment that allows for only one -hour rated fire partitions between units with use of a NFPA 13R fire sprinkler system At the attic spaces, the two-hour fire rating is maintained with the use of two gable end trusses with two layers of 5/8" type 'X' on each side (four layers total) in conjunction with 4' width of fire resistive plywood on each side of the gable end roof trusses In conditions where there is an offset between the two- hour rated gable end trusses and rated walls, a two-hour rated horizontal ceding assembly is being used to maintain the rating In conditions where the roof structure has over framing, the two-hour fire rated gable end trusses and 4' wide fire treated plywood will terminate at the primary roof sheathing/structure and will not extend up to the bottom of over framing and associated sheathing 2 We are requesting the use of 20-minute rated entry doors where located within the two-hour fire rating as this G is the door rating that is required with the 2012 IBC without the local NFPA 13 amendment where a 20-minute Y!— door is required at 1 hour rated fire partitions and corridors in R-2 Apartment Buildings with NFPA 13R sprinkler systems 3 We are requesting that exterior walls are not required to be rated per section 706 5 1 where two -rated Fire J, Walls intersect exterior walls since this is not a requirement of the 2012 IBC without the local NFPA 13 Amendment Please feel free to contact me if you have any questions or comments regarding this Variance Request and thank you for your consideration in this matter Bucking Horse Apartments Variance Request Sincerely, alm2s 4v'� Ian Shuff, AIA, LEED AP IDS cc Mr Gino Campana
