HomeMy WebLinkAbout625 Peterson St - Special Inspections/Engineering - 05/25/2017LARSEN 1 STRUCTURAL DESIGN May 25, 2017 Mike McCartney Swift Builders, LLC 3950 John F Kennedy Parkway Suite C Fort Collins, CO 80525 r/ RE- 625 Peterson Street - Framing Inspection Larsen Structural Design Project No 2024 Mr McCartney, DESOGHONG SMARTER STRUCTURES B1605752 Per our email correspondence, you have communicated to me that there is a condition regarding the bearing of a 2-Ply LVL valley beam at the northwest corner of the Unit A roof for the project located at 625 Peterson Street The pictures that you have shared with me show the different plys of the valley beam being supported partially by a steel shim pack and wood blocking The eastern most ply of this valley beam does have not full bearing between the valley beam and the wall top plate. This condition shall be fixed To remedy this condition, a solid wood block shall be inserted between the bottom of the LVL valley beam and the wall top plate This blocking shall be attached to the wall top plate with nails or wood screws In addition to the solid blocking added below the LVL valley beam, an additional stud shall be installed below the valley beam Currently there is a stud pack with three studs below this valley beam The additional wall stud shall be added to the east side of the existing stud pack to have a total of four studs supporting this valley beam Please contact our office if you have any questions Respectfully, LARSEN Structural Design ceirs ;PBy Eric L Richards, P Ev (970) 568-3355 ����19 Old Town Square, Suite 238 , Fort Collins, CO 80524� �_ _� www larsensd com 0 14 LARSEN 1 STRUCTURAL DESIGN May 24, 2017 DESIGHING SMARTER STRUCTURES �ek- SITE OBSERVATION REPORT #5 8144�57.5 - Kala Bailor Date- 05-23-2017 Time 8.30A M alm2s Project 625 Peterson Street / 712 Whalers Way Location- Fort Collins, Co I Fort Collins, CO 80525 Contractor Swift Builders, LLC J RE 625 Peterson Street - Site Observation Reportd Larsen Structural Design Project No 2024 This site observation was made to review framing inspection items noted as discrepancy items by the City of Fort Collins framing inspection. The following items were reviewed while on site- 1 Unit A laundry room stud framing at exterior wall - The current framing at the north exterior wall directly below the 3-Ply 91/2" LVL beam (Grid D.7 & E1) has two (2) studs directly below the LVL within the exterior wall and a third stud with its long edge oriented parallel to the plane of the wall At this condition, a single 2x stud shall be added to west side of the existing two studs to make a total of (3) studs below the 91h" LVL The existing stud oriented with its long edge parallel to the plane of the wall may remain in place and does not have to be demolished See Photo #1 for the area noted above 2 Unit A - Level 1 Floor Framing - 4-Ply LVL beam (Grid E3) The required fastening of the 4-Ply LVL supporting the floor joists at the first level and shown in detail 4/S2 1 was updated in ASI-7 and shall be attached as shown in this updated detail 3 Unit A - Roof Framing - South Dormer of west bedroom I reviewed the framing of the girder trusses and truss framing for the south dormer at the Unit A Level 2 western most bedroom The framing was structurally acceptable with regards to the wall studs framed below the roof trusses and bearing on the 2-Ply LVL beams that transfer this load to the exterior wall No additional studs are required above or below the LVL beams. See Photo #2 for the area in question. 4 Unit A - Roof Framing - Valley Beam Support Condition I reviewed the support condition of each of the 2-Ply LVL valley beams that are bearing at the exterior walls of Unit A. While these beams do not have full bearing on the exterior wall, the bearing condition as currently framed is structurally acceptable and no modifications are required See Photo #3 for the framing condition at the NE valley beam to top plate connection. 5 Unit A - Level 2 - 6'-0" header at east wall (Grid G) As communicated to Mike McCartney of Swift Builders in an email dated April 6, 2017, a minimum 2-Ply 7 1/4" LVL header with (2) 2x4 trimmer studs and (3) 2x4 king studs are required 6 Unit A - Level 2 - West wall walk-in closet header. i reviewed the 3-Ply 2x10 header installed for the window opening in the walk-in closet at the west wall of the second floor of Unit A The 2-Ply 2x10 header is structurally acceptable (9]0)568 3355 1 19 Old Town Square, Suite 238, fort Collins, CO 80524 w%"%, larsensd corn L ARSEN M STRUCTURAL DESIGN DESIGNING SMARTER STRUCTURES 7 Unit A -squash blocking: As noted by the City of Fort Collins framing inspector, all squash blocks shall be installed to transfer point loads down to the foundation The structural observation LARSEN performed at this site was a "Limited Observation". No load or destructive testing was performed, and we only reported on items readily visible or made evident by surface characteristics.
