1. EXISTING UNDERGROUND AND OVERHEAD PUBLIC AND PRIVATE UTILITIES AS SHOWN ARE
INDICATED ACCORDING TO THE BEST INFORMATION AVAILABLE TO THE ENGINEER. THE
ENGINEER DOES NOT GUARANTEE THE ACCURACY OF SUCH INFORMATION. EXISTING
UTILITY MAINS AND SERVICES MAY NOT BE STRAIGHT LINES OR AS INDICATED ON THESE
DRAWINGS. THE CONTRACTOR SHALL BE RESPONSIBLE TO CALL ALL UTILITY COMPANIES
(PUBLIC AND PRIVATE) PRIOR TO ANY CONSTRUCTION TO VERIFY EXACT UTILITY
LOCATIONS.
2. THE PLUMBING CONTRACTOR SHALL TERMINATE UTILITY LATERALS 5' OUTSIDE OF
BUILDING UNLESS NOTED OTHERWISE. EXACT LOCATIONS (HORIZONTAL AND VERTICAL)
OF ALL UTILITY CONNECTIONS INTO THE PROPOSED BUILDING SHALL BE COORDINATED
WITH APPROVED ARCHITECTURAL DRAWINGS.
3. REFER TO APPROVED SITE ELECTRICAL PLANS FOR ALL CONDUITS AND POWER LINE
ROUTING FOR SITE LIGHTING.
4. WATER AND SEWER SERVICE PROVIDED BY THE CITY OF FORT COLLINS. ALL WATER AND
SANITARY SEWER CONSTRUCTION SHALL CONFORM TO THE CITY OF FORT COLLINS
STANDARD CONSTRUCTION SPECIFICATIONS CURRENT AT THE DATE OF CONSTRUCTION.
5. THE CONTRACTOR SHALL MAINTAIN A MINIMUM OF 10 FEET OF HORIZONTAL SEPARATION
AND 18 INCHES OF VERTICAL SEPARATION BETWEEN ALL SEWER AND WATER LINES.
6. MINIMUM DEPTH OF COVER OVER WATER MAINS SHALL BE 4.5 FEET AND MAXIMUM COVER
SHALL BE 5.0 FEET.
7. ALL WATER FITTINGS AND VALVES ARE ONLY GRAPHICALLY REPRESENTED AND ARE NOT
TO SCALE.
8. LIMITS OF STREET CUT ARE APPROXIMATE. FINAL LIMITS ARE TO BE DETERMINED IN THE
FIELD BY THE CITY ENGINEERING INSPECTOR. ALL REPAIRS TO BE IN ACCORDANCE WITH
CITY STREET REPAIR STANDARDS.
9. LIMITS OF CONCRETE REPAIRS TO BE DETERMINED IN THE FIELD BY THE CITY
ENGINEERING INSPECTOR. CONCRETE TO BE REMOVED JOINT TO JOINT.
10. ANY DAMAGED CURB, GUTTER, AND SIDEWALK EXISTING PRIOR TO CONSTRUCTION, AS
WELL AS STREETS, SIDEWALKS, CURBS AND GUTTERS, DESTROYED, DAMAGED OR
REMOVED DUE TO CONSTRUCTION OF THIS PROJECT, SHALL BE REPLACED OR
RESTORED TO CITY OF FORT COLLINS STANDARDS AT THE CONTRACTOR'S EXPENSE
PRIOR TO THE ACCEPTANCE OF COMPLETED IMPROVEMENTS AND/OR PRIOR TO THE
ISSUANCE OF THE FIRST CERTIFICATE OF OCCUPANCY.
11. UNLESS SPECIFIED, ALL EXISTING TREES SHALL BE PRESERVED AND PROTECTED.
PLEASE SEE LANDSCAPE SHEETS L1.1-l1.3 TREE PRESERVATION NOTES AND TREE
PRESERVATION PLAN.
12. ALL WATER SERVICES TO BE HDPE UNLESS OTHERWISE SPECIFIED.
13. ALL SANITARY SEWER SERVICES TO BE PVC SDR 35.
14. THE BEST AVAILABLE INFORMATION INDICATES THE EXISTING SANITARY SEWER SERVICE
IS 3 IN. CLAY PIPE. THE MINIMUM SERVICE SIZE FOR THE NEW RESTROOM IS 4 IN. TO
REDUCE THE IMPACT TO SURROUNDING TREES IT IS RECOMMENDED THE EXISTING
SERVICE IS UPSIZED TO 4 IN. USING A PIPE BURSTING METHOD OF REPLACEMENT. THE
SURVEYED SIZE OF THE PIPE AT THE MANHOLE WAS APPROXIMATED TO BE 4 IN. SO IT IS
POSSIBLE THE SERVICE IS DOWNSIZED TO 3 IN. AT THE EXISTING RESTROOM.
