Dear Mr. Schneider,
The west side of the existing residence has a significant sag in the roof system. Observations
from the attic access indicate that some rafter supports have been modified over the years and
that side of the roof is no longer adequate to support the roof loading.
Based on our observations, we recommend removing the roofing, the roof sheathing and
sistering new joists next to the original joists. We recommend installing 2x12 (HF#2) rafters
adjacent to the existing rafters at 24" o.c. These new rafters shall be nailed to the existing rafters
with 16d nails at 16" o.c. The new rafters will be birds mouthed to match the existing heal height
at the bearing wall. These new rafters shall run from bearing wall to ridge board. Once the
rafters are installed, the roof can be re -sheathed with 7/16" OSB sheathing and re -roofed. These
new rafters will provide adequate support for the anticipated roof loading.
