RE: Zoning Letter for 208 E. Pitkin Street, Fort Collins, CO (the Property)
To Whom It May Concern:
The City of Fort Collins is responsible for enforcement of zoning ordinances and similar codes or
ordinances related to development in the city of Fort Collins.
The above -referenced Property is located in the NCB (Neighborhood Conservation Buffer) zoning district.
The existing house on the Property is a legally permitted, conforming use. However, the building is
considered to be a nonconforming building since it is located on a lot that has less than the required
minimum lot area of 5000 square feet for properties in the NCB zone. Since the building was legally
constructed, it is considered to be a legal, nonconforming building and it is enjoys legal, nonconforming
status.
Section 1.5.4 of the Fort Collins Land Use Code allows such a building to be reconstructed to its current
size and location without the need for a variance in the event it is damaged or destroyed by accidental
causes or natural catastrophe. The reconstruction work must start within 6 months from the date of the
occurrence of such damage and must be completed within 12 months from the date the reconstruction is
commenced.
